Not sure that development is going to work without the multi family component and I don’t see Mtn. Brook letting it happen.
There’s one part in MB. They wanted to put the multi family there. MB has said no because MBE can’t handle that many kids (a concern that has some merit). MB offered senior housing as a compromise. The developer said in order to get retail and restaurants they need a younger crowd (an also valid concern).
Need to make a bigger push to attract more jobs and large businesses than more godforsaken mixed use developments in the metro. Imho Hoping my eunuch colony helps

Park Place, the Hope VI development where that happened, was developed in 2005. It was the first central city mixed-income housing. From the beginning, 20% was rented at market prices and 80% was either public housing or Section 8. It’s been (and still is) a pretty safe area. What “bodega”?
There's a place on 23rd and 5th or 6th, I think. Probably only sorta-grocery downtown for folks, but company seems mixed there. And yes, Park Place is great. I know the architects who did it, and I think it's been even much more successful than they expected. Ditto with similar developments in Woodlawn.
