This is neither here nor there and just venting, but a year after closing I’m still pissed that our first assessor AKA “Low Ball Billy” appraised our house for a full 20% less than the next guy did and ruined our 30 year fixed deal that we had set up at 2.85%, instead we are in a 5/1 ARM at 3.0%. Would have skyrocketed our downpayment and just couldn’t afford it at the time.
You should have a right to redeem the tax certificate, up until the sale occurs. I’m only versed in Florida law, but I’d imagine wherever you live has something similar. You’d have to pay a penalty, and interest, but you definitely need to have it paid before the sale. Assuming your loan servicer has your loan as escrowed, which you can presume if you haven’t been paying for hazard insurance directly, then they probably fucked it up royally. You may even have legal recourse against your servicer, if you want to make them pay for the hassle. Regardless, you need to be contacting them to take care of this by Monday morning. If the loan isn’t escrowed, however, it is your responsibility to pay it immediately.
Yes I'm fully in escrow. I've shown the Tax office my escrow loan set up. That there was an attempt to pay each tax bill, but they were refunded. And they are scheduled to pay the on due this month. They've actually been pretty helpful. Said the 4k and fines can be reverse and he's working with his manager. Loan company fucked up, I don't really care about lawsuits, just want this all fixed, find the two missing checks, and get it right going forward.

Tax Situation: Had to pay the $13k out of pocket so my house wouldn't be sold. Mortgage company wasn't helpful at all. They "opened cases". Sent them the receipt of me paying the back taxes, then went on vacation. Mortgage company decided to pay the back taxes. So now over paid Didn't pay the fees tho. Still "researching" the open 24k in checks they sent that I never got. Going to take a month. They did atleast admit fault and will reimburse me the 4k in late fees/interest. So that's nice of them. Now just need to find the checks and figure out everything they've been paying House is no longer in a tax sale.

My closing attorney reviewed the closing documents and they were right. So the lender has already said they were wrong and in the process of fixing and refunding me late fees. Gonna get tricky if an 18k escrow refund check was fraudulently cashed.

I get my mail stolen somewhat regularly so a little concerned about it. But I'm also skeptical someone can easily cash a check that large. I'm pretty sure I just thew away the check

The house we moved into has a mailbox with a lock to retrieve mail. That might be a good cheap remedy if yours doesn't.
I've thought about it. My neighbor put one it. I usually check my mail weekly and just throw 99% of it in the recycling. Probably where the escrow checks are.
We just need more housing in general. Say a person was planning on going from a 400k house to a 600k new build but now they decided against it and are staying in their current home bc rates made it not worth it, that's one less 400k house that can be bought by someone.

Yea the girls went to look at houses last week and the list of options they/the broker came up with was just depressing to look at financially. Relatively average looking 2 bedrooms are going for like 2.4+ and anything actually nice starts getting into the 3.5+ range. Rent life it is.
