had a local company come out and check, they found no evidence of termite infiltration into my home have a buddy who lives a couple hours away and works in pest control come by a few weeks later and checked everything and said he couldnt find any infiltration either. He said his guess is there was some swarming around my shrub beds near the front door (which I thought I had seen) and probably a couple of strays had gotten in when someone came in the door and they landed on the sheetrock and started trying to burrow in or something, which is when I saw the little bump on the wall and killed em he also treated the whole house and perimeter while he was there with some stuff he swears is a lifetime treatment I am still paranoid about it and have been putting out perimeter stuff from home depot myself every so often since Literally just minutes ago, before seeing your bump, I had just filled out a contact form for ABC pest and lawn services to get them to come do a once over termite and general pest treatment, since it has been a long time since I have had a professional treatment (other than the one my buddy did)

Lol Yea, the termite thing was like 2 or 3 years ago The insurance inspection thing is apparently something insurance companies do on a semi regular basis Something like to just make sure the house isnt sitting there neglected falling down or some shit Insurance agent did send me a letter about it before it came up, just letting me know to expect a call and that they were going to look around, and asked that I gave them any special instructions needed like if I had a dog in the yard to look out for or something Wife was home when he showed up, he rang the doorbell and showed her some ID, said he would be looking around outside for a few minutes She said she walked to the bedroom and back and he had already left Haven't heard anything out of it from the agent or anything since

Guess who’s service order never got put in? Fuck these people. I replaced all the filters and that didn’t help. Tried to clean out my condenser coils, but they looked to be in good shape so my only other guess is I need freon.

Got some vines growing up and underneath the vinyl siding of the house I recently moved into. Any tips on the best way to kill/remove?
Find where they are getting behind the siding, ascertain that it isn't poison ivy or such, and clip them with loppers or shears (cut closer to ground than siding). Feel free to jerk what you can out of the ground, but that is likely to be tough sledding ( i am looking at you, wysteria ). Wait a month, or til fall, and pull out what you can from behind the siding. Depending on how big/bad they are, you could need to remove and replace some siding, which isn't hard, but try the above approach first.
Condo listed yesterday afternoon. Had 2 buyers try to schedule showings last night. I've been out of town for work for a month, so I said no. Had 3 showings today. At least one offer and waiting to hear from the third showing. Got offered full asking, but with an 8/6 closing. I'm under contract on a house that closes 6/29. Ideally I close both same day so I don't need to take a bridge loan. Worst case I can compromise to July, but August seems ridiculous.
Need some advice/input on what to do with my backyard. Were probably going to renovate down the line, so Im not looking for anything crazy. Just need somewhere for my grill/smoker and a table and chairs. Not sure if I should try closer to the house or in the back where its flat. This hill kills me.

A wood deck would be easy on that slope, make it level or one step up on the side close to the house then up on short posts on the low side

American Home Sheild update: Vendor did not call me to schedule the appointment. Doesn’t answer my 4 calls over two days, not return my messages. Call AHS and since my service order wasn’t put in on Sunday when I called, my 48 hours didn’t start until Tuesday. I also realized that they have been saying 48 business hours. I catch this and am like hold on, business hours? That’s six days, wtf? “I don’t know sir, it’s business hours...” I presume they have line they’re supposed to read verbatim because two people couldn’t clarify what that means. They were also having trouble reaching the vendor and won’t assign a new one. After a bunch of bullshit I told them to cancel my service request and I’d be contacting a local HVAC company. FUCK THOSE PEOPLE
My FIL has been waiting 6 weeks to get his fridge repaired. Vendor keeps saying they are trying to find a part. Imagine no fridge x 6 weeks...at least.
What warranties beyond the manufacturer warranty aren’t worthless? I love when you buy like a $50 something and they offer you a 3 year plan for for $30 like you wouldnt just buy a new one.

My agreement came with my house when I purchased 2 years ago as well. It was through 2-10 and I never had an issue. Replaced both my garbage disposal and an interior fan for just the service fee. With that being said, they tried to increase my annual cost by $300 this year so I switched to American Home Shield as they had better reviews anyway. Your situation is not giving me the warm and fuzzies as the only reason I keep renewing is for when my HVAC bites the dust.
I get the allure of thinking [insert expensive item] is on its last legs and maybe I can get my home warranty to replace it for the $75 deductible. But here are the things to consider: 1. They will try to find a way to deny your claim; 2. They get to choose who does the work, and that is not likely who you would have chosen; 3. They will try to repair rather than replace whenever possible; and 4. If forced to replace, they will be installing the shittiest replacement possible. I'd rather bite the bullet on cost if it means I get to chose my repair technician and (if necessary) my replacement equipment. Instead, take the $500 premium you would have paid the home warranty company and set it aside in an account designated for emergency home repairs.

This kind of goes for any type of insurance/warranty but never do business with a company who puts a clause in the contract that they get the opportunity to fix the problem with repairmen of their own choosing. This is especially important when it comes to homeowners insurance policies.
spent the last two evenings planting shrubs and flowers, laying mulch in the front and side garden. looks so much better than the random bushes we had before with red mulch. next up is the other side of the house and backyard. also - those online mulch calculators are B.S. - recommended i buy 36 bags, i think i'll be returning around 15 of them.
I used to get 4-5 yards of mulch at my old house and it took me most of the day. I probably have to lay down 15-20 at this place because of some huge beds in the backyard and other shit. This is gonna take me at least nine weeks.
