I’d recommend routine maintenance on your AC unit. I go up into the attic every 6 months and pour a cup of bleach down my primary drain. Make sure your AC is running, you don’t want the bleach sitting in the pipes. If you do it during the winter you can use vinegar instead. Check the ducts with your hands to feel for air leaks while the AC is running, seal with foil tape (not duct tape) or mastic. Finally, frequently replace your air filters, don’t forget the one in your attic next to the intake plenum (if you have one).
Its fine. We had similarish reasoning. The previous door swung in and when we added a second vanity it couldnt swing in and we didnt want it to swing out. Only downsides we've had is it lets in more light because it doesnt truly close off the space like a swing door, so the outside lights that shine on our bathroom window comes through at night. Also we just did a single, so I'm assuming with double doors you will need two, so probably more expensive. Things to watch out for, doors are heavy and you are suspending them, so its a good idea to use a solid piece of wood attached to all the studs running across (see my pics above) that you mount the hardware to instead of just mounting the hardware to the wall. If you live in a slab home like I do where your floors are not 100% level, you may run into issues with them not looking even, or even potentially brushing the floor, so you have to level the door.

My AC is on the fritz. I had a buddy with Morris Jenkins come take a look for a diagnostic. 10 years old, had cool air but very low pressure. He was able to clean and do a little maintenance that improved the flow a great deal, but alas nothing but warm air as of yesterday. When I turn the unit on, the motor starts automatically, theres a deep noise that sounds like a component starting up (compressor?) but then shuts off immediately. Like an engine that won't turn over maybe. This is a combination heating/AV York console that is outdoors and supplies through crawl space duct work (1940s bungalow). I think I would much rather replace parts vs an entire new install, but maybe i oughta just bite the bullet? My buddy says that could be $10k as it's my heating supply too. I have a local referral coming by for a second opinion. Ts & Ps appreciated
Just had our second deck inspection for sub structure. Got the go ahead but then talked steps. He is telling me now that I need frost footers for the steps as well. We planned on just pouring a small concrete slab for the bottom of the steps to rest on. Fuck me for having to dig more 36” deep holes. I don’t think he’s right though.
Cool. Older home so always expecting something quirky to come up. The intake is in a hallway floor which I guess isnt ideal for dirt and dust collecting, but have a filter over that, probably will change it more often than my last house. But I figure I had cool air on Monday so hoping it's a maintenance thing vs full replacement. And if not, full remodel otherwise and a $5k bill or so would be digestible ...
Sounds like a package unit, where the air handler and condenser are together outside? They typically are more expensive. I hope that isn't the case, but if I am interpreting your post correctly, it seems likely. Materials should be more than a conventional system, but labor should be less (as both components are in one big box, and not in an attic/crawl/closet). Good luck.
Might ask if you can dig piers to frostline at the corners, rather than the whole shebang. Or, hang the steps on posts with footings, and pour the apron on grade.
Has anybody used those solar powered outside lights that they have on the infomercials? You just stick them in the ground. I just got three different kinds from amazon but haven’t put them in yet. I already have quality lights in the back yard but wanted to do some stuff in the front to highlight the landscaping. They were pretty cheap so I guess if they suck and don’t work I’ll just chalk it up as a loss.
I used a really good company(local guy) here in CLT that was really straight forward and saved me a ton of money. Came highly recommended on my nextdoor hood. Let me know if you want his info.
That’s how I secured my side deck steps. Don’t dig 36” down. I just went 20-24” down depending on when I hit this hard ass rock that’s everywhere under my soil. That’s plenty to secure the steps if you’ve got 4x4’s on each stringer.

Any advice on getting a water stain out of granite? I had some water get under a sous vide vessel and 12 hours later when I moved it I had a faded patch exactly the size of the pad I had the sous vide on. It is black granite so it really looks like shit. I tried CLR and some other cleaners we have around the house but nada.. TIA
Stain from just regular water? Give it a day or two. It is probably just moist and will look normal when it is dry.
Yeah regular water, but it is hard water. It's like the white residue is now baked into it. I will get a pick up later.
Moving day this week and closing on the home we’re selling next week. Wife and I are freaking out a little bc my company is paying for someone to pack/move us so we haven’t really done anything. Just a weird feeling knowing you’re going to be in a different place in 4 days and yet your house only has a few boxes packed.

First tour of houses this weekend in the area the GF wants. Only one house fits what we are looking for. Its a complete shit hole that hasn't been lived in for 2+ years. Pretty much needs to be stripped to the bones including a new roof. However, it is in a premium neighborhood and has a lot of potential if the house is salvagable. A recently renovated home with the same layout is on the market for 150k more then what we could get the house for (including 120k to fix everything). Not sure we want to get into that big of a mess, but its an option. Next search. Across the dade/broward border
I would put a project house way down on my list - that does not sound fun, but if it makes the most sense for y'all it can be done. You and the GF may just hate each other when it is done.
Project house is actually ideal for us. We have a shit ton of connections for both acquiring the materials and people doing the work to get premium stuff done for a cheap price. Not sure I want to get into a home that needs a new roof and what not, but it definitely doesn't scare me as much as it would others.
Sounds like a risky life decion and a shit load of work but it might pan out. I don't know your budget but that sounds like a scary expensive project.
It's something we are exploring as a fall back if we can't find something better. The key to that post is that the options in miami are limited. Next we are looking in Broward and will see a bunch of homes exactly like that one that don't need 100k+ in renovations.
