Moving due to job. Good news is the housing market is on fire and it looks like I could walk away with 40-50k in my pocket. Not bad for just over two years.
We shall see. I have pretty much avoided hurricanes during my professional life down here (not so much growing up) hopefully that streak continues and I avoid tornadoes up there.

Nice. Must be that time of year. We just got a pair of pecans and a pair of hazelnuts for the house. They're really small, and in pots inside tile they graduate to buckets, then outside. Our corkscrew willow cutting survived the winter and is budding too. Now all I have to do is convince her that the future locations of these trees shouldn't interfere with the mowing.......

Game home to insulation all over my Lanai and the vinyl siding in the ceiling had come loose. I'm guessing the wind got in the attic and blew around the insulation in which it accumulated in the vinyl and caused it to give and dump the insulation. I'm guessing that that much wind shouldn't be getting in the attic, or the cardboard "barriers" they have set up failed and let insulation get into the Lani area. Just worried about this spray insulation if my dog eats it. I got the majority of it up except what blew in the yard and got wet in the rain.
The damn mirror fell off the wall in my daughters bathroom sometime yesterday (flat mirror glued to wall). The towel bar caught the mirror, probably 3x4 feet, without it shattering. Just leaning against the towel bar when I found it. It’s been up for 14 years but the builders only put mastic on the 4 corners and didn’t spread it.
The pain in the ass out weighs the benefit imo. They weasel out of paying for much, send the absolute worst vendors out, and everything has a 48 hour delay. Fuck American Home Sheild.
So my side of the street is on a slant where neighbor’s house is above mine. He’s got a low spot in his yard that drains into mine and mine is supposed to go to the next neighbors etc. well dude above me just put in a pool and I notice he’s got a drainage pipe that exits right at the edge of his property line, draining into my yard. Even though that’s his property, that’s gotta be illegal right? To intentionally drain into somebody else’s property?
Potentially but it really depends on the state and then how much water is actually diverted, I believe.
Depending on what it’s for, I may not care as I don’t mind getting the extra rain water. But it just showed up with his new pool, so if it’s meant to drain excess pool water that’s a different story.
I would check with your city to make sure it meets code. I know we can't have drainage (sump pump) within a certain distance of the property line.
Have started on my basement project officially. I only have one “before” photo from when we bought the place in September, but basically it was your standard 1950s poured concrete basement. First step was to rework the plumbing for our guest bath as it hung below the ceiling — this was also needed anyway because it was ancient galvanized pipe, drains a lot faster now. Step 2 which was this weekend was putting foamboard insulation up on the walls and rim joists and then sealing with tape and Great Stuff. Next up — reroute the water line into the house and start stud walls This will eventually be about a ~400 sf room. If you check the photo with the insulation, a bar will go on the far wall where the TV is now, seating will go on the right wall, and three TVs on the left. Half bath will go to the left of the bar.
I did some light research and it sounds like at minimum this could fall under the nuisance law, where essentially you can’t do anything to your own land that will knowingly cause problems with somebody else’s. I’m going to talk to him about it this week. They’ve already done several things over the years which causes more water to drain through our yard (lowering of berm, flattening of another section) but always talked to us first and we didn’t mind because it flowed well through those sections, but a straight drainage pipe is a different story.

After taping off some of the spaces it looks like in order to fit a reasonably sized half bath, I’ll need to rework the drain stack, reroute some water lines, and reroute the gas line. Nothing too expensive or crazy, just a lot of manual labor. The drain stack is 60 year old cast iron anyway and should really be replaced, plus I’ll have to cut into it anyway to install the toilet and sink drains, so whatever. The water and gas lines just need to be routed up into the joists instead of hanging below, but that said the water system is this big hodgepodge or copper and pex so I might just go ahead and convert the whole system over to pex. I’m working with a 7’2” ceiling already so a ceiling drop isn’t really feasible. Cliffs: im going to replace most of the drain pipe in my house and move some water lines, maybe just bite the bullet and convert the whole house to pex
An (old) friend of mine owned a home warranty company. He pretty much confirmed all of this. Said they run their adds specifically when old people are at home so they can prey on them. Hate that guy.
I’ve had AHS on a couple houses and have had good luck with them, but it’s been minor stuff like a water heater and a sump pump. Will report back when my 26 year old hvac system goes
