Shade tolerant fast growing evergreens gives you very few options. Arborvitae is a good option but you’ll need to stay on top of the bag worm situation to keep them thriving. When buying them, examine all of them at the nursery looking for bag worms. If you see some, move on to the next nursery. They’re not impossible to deal with, but just familiarize yourself with them and how to treat for them and prevent them. I’m a huge fan of cherry laurels but they won’t like the shade
Camellias, rhododendrons and gardenias are nice, not sure how they do in your zone but all will do great in afternoon shade.
I know nothing about the grass you are asking about, but 95% of grass doesn't survive the SFL heat unless you spend way too much money to keep it alive.
It looks like you mow in the same 2 directions often. You can kind of see ruts. I may be seeing things though. Looks beautiful though.I like the consistency from one side of the driveway to the next. I always screw that up, but yours is dialed it.

could it be that some people dont adjust their manual sprinkler timers themselves and end up using much more water than they really needed to, and a new rachio made that adjustment automatically for them, saving lots of water?
I have 15 emerald greens around my property line. 2 years ago I was working in an area and noticed one of them had these things hanging down, looked like cocoons, they were all moving around. Didn't have any idea what they were and it was pretty freaky. Little research and figured out they were bag worms. I was a little late in spotting them so they did a little bit of damage to the tree they were on, nothing too bad though. I just hand picked them all off and wrapped them up in a plastic bag and got rid of them. Last year I was looking out for them and they started on the same tree. Got rid of them again, this time before any damage. So far this year haven't seen any, I periodically check for them.
Is there a good way to match paint (for touch up) on pre painted kitchen cabinets if I don’t know the brand/manufacturer? Google is coming up empty.
A/C Update: Tech American home shield sent out just left. I watched him and we discussed the entire time. Compressor was intentionally disconnected from the power source because it’s shot “scorched”. The seller (or his hvac guy) rigged it up so the fan would come on but not the compressor because it would of tripped the breaker. I’m assuming the seller was aware of the malfunction because he’s a GC and flipped the house. Dirty dog move as far as I’m concerned. Tech said the warranty company most likely wouldn’t cover it because it was in that state when the policy kicked in. Quoted 3k to replace the unit. Reviewed our home inspection report and it indicates HVAC is functioning properly. I’m guessing it was 65 degrees when he did the inspection and he just checked the box. Called my realtor, said she’d go to bat for us from her company’s side as they had a warranty with the same company while it was listed. My state is a buyer beware state. Warranty company is supposed to let me know something tomorrow.

I’m almost certain you’re getting nothing from AHS since it’s been tampered with. Seller intentionally trying to hide the issue is real shitty. That’s who I’d be going after. The home inspector should’ve caught it but as you’ll learn in this thread they are extremely worthless so it’s not surprising at all.
This is a problem with these flippers, they get someone from each of those industries on their side and it could be a real annoyance. The home inspector is either lazy or knows he can get away with having zero responsibility for his useless inspection. Your realtor should know who to go after in this case, as I know at least in Ohio that not disclosing something like that is against the law. Hopefully it's the same in your state.
Guy doing our new kitchen was supposed to have a mockup ready for saturday. That was pushed to today because he was behind. Just cancelled our 4pm appointment and pushed us to friday. UGH. Going to get a new quote from someone else instead.

Before my friend bought a house recently he had a few friends who were in trades (electrician/gc, plumber, etc) come with him to look it over and they caught a few small things the inspector didnt catch or didnt want to catch. Going forward i would absolutely do that also.

The HVAC contractor isn’t going to screw himself out of more work unless his client (the CG/seller) specifically instructed him to rig the wiring in a manor the allows the fan, but not the compressor, to function.
Yeah I learned this lesson the hard way. I've got a friend that used to be a home builder and is now a commercial contractor that is definitely getting a walk through next time I am planning on buying a house.

Respectfully disagree with this post. Sellers are always trying to macgyver their house hoping it holds together through the sale. Home inspectors are like any other profession, there are some good ones and some bad. My home inspector I used was terrific and found all kinds of shit. Big and small. And when I submitted warranty claims the builder would balk at most of it at first. I arranged a meeting with myself, the builder and the inspector. It was clear the builder was going to try and be difficult. We got to item one which was no locking hvac freon caps. Builder tried to say there wasn’t a code requiring the caps. My inspector immediately whipped out his phone with a picture of the code and then offered to go get the code book out of his truck. Builder quickly acquiesced and I got my shit fixed. A good home inspector is one of the most important choices you will make. I think the fault in this unfortunate situation lies squarely with DriveByBBQ ’s home inspector.
Bought a rental property last month. Only a few items on the list, all were easy fixes. We closed and were doing a few small things before the renters moved in, well about 5 of the outlets didn’t work. Electrician came out to rewire and fix it and couldn’t believe it wasn’t caught in the inspection. $150 electrician bill down the drain. Purchased our 2nd rental property this month and same guy did inspection for free because he felt embarrassed about missing the electric. Report seemed a little more thorough this time around. I guess I’ll find out soon enough!
