Just installed my ecobee I got from prime day. Ready for all the savings. Though it probably won’t be much since I already have a ducted split system and I never run the upstairs.
Is it remarkable that I was offered a sub 3 (2.875%) 15 year mortgage. My wife and I have good credit/income - but this is a much better rate than our friends who we've talked to have received recently.
$3364 On a 30 year, we can buy the same points to get to 3.375% for apples to apples EDIT: another offer 2.625%/2.902% APY w/ $5655 in lender fees which includes points.
Or do what I did and buy a 10lb pick axe and be able to eat anything you want without gaining any weight while digging an enormous trench during the Alabama summer
I did that once too. Was 100 plus heat index I think I died twice. Thus the trencher the second time.
So just found out our new place shares a fence with this freak. I have a 10 month old daughter and am sick to my stomach. He got out recently and put the house on the market but it’s been sitting for almost two months now. Saw him mowing the lawn last weekend and I almost went to say hello.
He's in Texas. I can't do his loan, but seems like he's either getting ripped of or possibly wasting money
What's the go to automated door lock people like? I'm up for either unlock with a phone or with a number pad or both?
He had specific question, about his scenario, so I took it offline... some things are easier explained over the phone. The moral of his story is that lower/lowest rate doesn't alway equate to the best deal. If your Broker/Bank/Loan Officers are just spewing out rates, without asking detailed questions about your scenario, they are doing you a disservice & possibly costing you I'm happy to answer any questions in here & help you all navigate the process. Thanks. I don’t know if I fully understand how buying points works (never bought points on my mortgages) but do you just compare interest that you would pay over the estimated length of time you think you’ll be in the house versus the fees you’ll pay for buying the points?

My wife and I bought a house 4 years ago that we gutted and restored. Pics are somewhere itt. Now we have two kids and 1400 sqft isn't enough room to breathe in. The area we live has basically no lots to build on but I have had my eye on two lots for the last year and a half that were not listed for sale. If any decent lot pops up it goes super quick or people cram 2-3 houses on it. Yesterday I did a property look up and got the guys name for the lot I like best. I figured I would write a few letters and see where it lead me. Well I had some free time at work this morning and I googled his name looking for a phone number. Ended up paying the white pages for this guy's info. I call and he answers on the first ring. Didn't know what to say so I said to him: : "hi I'm cuangler and Im 34 years old and I want to buy your lot for my family if you are willing to sell it" "Yeah I've actually been thinking about selling it. Make me an offer" " I have no idea. I know what the other lots sold for, but I don't want to insult you if you were looking for something different." He names a price about 5k lower than the other lots and I told him that was in line with what I thought it would be. Super nice guy. I have a unique last name and he asked me if I happen to be related to his wife's dentist, which happens to be my mother. Crazy. So he tells me this was meant to be and get a contract together. The whole conversation was like 5 minutes. I can't believe my luck.
Part of me feels like I need to counter offer a tad lower and pitch him on the fact that we can get this done in 30-45 days without him having a realtor taking a cut and he still come out ahead. The other part of me would take this deal any day of the week and run with it.
You should feel bad I helped you for 6 months... all for nothing! Seriously, it wasn't a big deal. You fell into the 1 category where I can't always compete: A lot of assets with one bank, friend at said bank & a bank willing to take a loss on the mortgage to ensure your assets remain there. I would have had to pay $1800, to beat them... you got a deal you couldn't pass up & I was happy to help.
Congrats. Buying and selling homes has only proven the point home that you should always throw the hail mary if you like it.
That’s awesome. Similar thing happened to me when we built. Was about to make an offer and the guy accepted another offer just before we got ours in. I found the lot next door and it was inherited by the lady across the street. Called and left a vm. Her nephew called me back on her behalf. Told her I would give the same price her brother in law got but we would do a contract without realtors. They were actually on the way up to start the paperwork and I said my offer doesn’t change but you will owe them commission. She turned them away at the door.
I can see you feeling like getting a better deal but I think personally I would just take the deal and run with it fearing I would be risking such a good and lucky thing.
