Yea, just outside of Dallas. I knew it was a 24 hour turn around for the service call, so I submitted it immediately. The service call costs 75 bucks so I am going to have them check both units (upstairs and down). I think its just a bad capacitor to be honest, but don't want to try and fuck with it. If it is more than that I am going to be pissed.
The best buy in home advisor says neither. They tend to fall off the network and if anyone is stealing packages they often steal the Ring too.
Yea, that worked last night around 5 pm. It cooled the house down great and then kicked off, and when it came back on, it wouldn't start up again. I turned the unit off and went to bed. Woke up and its 78 again, tried turning the unit off and on, and it still won't fire up. Luckily the upstairs unit is working but can't keep up. It has the upstairs cooled a bit (75) and so I am staying up here working until they can get here.
Yea I am not that worried yet. When I bought the house, it had aluminum windows which were 20 years old. When I left the house, my nest would go into Eco mode and the temp would climb to like 78-80. So when I got ready to leave work most days, I would kick it on, and it would run non stop until I went to bed trying to cool the house back down. So I am used to it. I have upgraded all the windows, so I don't really have that problem any more and if I am gone a while, it doesn't take near as long to cool the house back down. If I was you, I would check the thermostat settings to see if it is running through the day or letting the temp climb up? I know most AC units are designed to cool the house 20 degrees below the outside temp. So if it is getting above 100 degrees during the day, its going to be pushing the AC to the max it can go. Also if the unit is kicking off, check the drip/condensation lines. I have seen instances, where the line backs up and kills the power to unit, and when you get home, the water drys up so the unit starts working again.
really? My Ring stays online pretty well, I dont know of a time it has been off unless the internet in my home is completely down. even if they steal the doorbell off the wall, it would record them doing it and you could watch it on your phone
most A/C units are designed to provide about a 20 degree split across the coil, meaning the difference between the return air and the supply air should be about 20 degrees if air conditioners in Texas could only drop the temperature 20 degrees from outside temps, there would be a lot less comfortable people around here
Yeah, part of the reason I haven't called someone to try and come fix it yet is that the house came with a Nest and I think part of my problem is user error since I'm still learning the Nest/Eco mode stuff.
Let me know if you have any questions, I really find it helpful too look at the history of the usage showing the past week. You can touch the usage bar and it expands it to show when it is running and when its off. That will show you if your unit is running more than normal.
i went to see a mortgage broker today it is insane how much money these financial institutions are willing to lend people
Cabinet people came out and measured everything. I told them not to put cabinets above my stove because i have a hood going there. Sent her specs and pics of said hood and this is what I get back yesterday.
You should have seen how insane it was 15 years ago. My first real job out of college I was making 40K, and my wife had not found a job yet and we had a young child. Got pre-approved for like 250/275 with $0 down. I was yeah don't quite need that much rn. Shit was wild, I wonder what caused the housing crisis....
Yep, a combination of giving people way too much money, and that option-ARM loans that fucked a lot of people over.
it isn’t that much different now. My wife and I were preapproved for 500k on 110k income with two car loans and student loans.
lol nvm then. They still doing the $0 down? We did buy a house we could afford but were young and dumb and did 80/20% split mortgage to avoid down payment. Really fucked us over when trying to refinance when rates dropped. Was so fucking mad they never told me about that part. Luckily was able finally pay off 20 and refinance the 80
if I measure it in terms of salary:loan ratio, i was just quoted about 5.6x my salary (3.5% down), those #'s you're talking from 15 years ago are up to 6.9x salary right now if you converted my rental monthly payment to PITI its about equivalent to a $200kish loan. The market price of the house i rent is $350k. This seems sort of off. yeah i was just preapproved for $500k with slightly less income than that in my mind you ought to be able to buy a decent house for $200k, but lately i'm looking around and the market is thin below $250k, and i have to start pushing close to $300k to find something I want to live in.
we did 3% down and “only” ended up spending 360k. Our broker was great but she reminded us several times that if we wanted something a lot more expensive she could make it work.
So repairman came by. Great guy. Former Army mechanic who transitioned to heat and air bc he was bored and wanted to stay busy. He walked up. Turned the fan blade a bit and said “motor is screwed”. He looked at the model of the motor and said “I keep those on the truck. Be right back. He setup the new motor and wired everything up. He replaced the capacitor for the fan and compressor and used separate capacitors for each. Also checked the Freon and I am at 85 lbs on each. AC is on and everything is cooling down. I might set it on 65 tonight just bc.
I'm at the point in my summer where I manually turn off eco mode from my phone every day around lunch time. can't stand cooking dinner sweating my ass off because it takes my AC 6 hours to cool the house down from 76 to 70
Use schedules to handle that. I’m weird about letting the house get too hot with my dogs home, so it stays around 77 while I am at work, but it is scheduled to cool to 72 about an hour before I get off. Then it’s scheduled to drop to 70 around bedtime and back up to 75 in the morning so I don’t lay in bed all day. Haven’t touched my app or thermostat in a couple years.
Yup, 5:15 am we go up to 74, 75 at 7:00 am, 74 at 5:00 pm for an additional blast before arriving home, 72 at 8:30 as daughter goes to bed, 70 at 10:30 to keep night cool.
You talking about eco+ on the ecobee? Haven't been too impressed with that. Also I reconfigured my thermostats to be sweaty balls all the time except when sleeping or in the nursery after I got my last fuck you power bill
You are in Dallas right? I may PM you the electric provider I am using. It’s higher in the winter a bit but my summer bills are never more than like 250.
That would be great. I'm sure that's a contributing factor. One of my issues was the guess on consumption in a new house. My power to choose spreadsheet should be better with a year's worth of usage data.
Yeah I need to take the time and figure out my new “hot as fuck” schedule. I had it set to switch from 78 to 72 around 3:30 so it cools down for my wife and kids when they get home around 4. With it recently becoming significantly hotter, It now takes several more hours to sufficiently cool my house down. So I need to reset my schedule but I just haven’t done it yet.
I guess The posts are written with a fair amount of sarcasm. It is really silly to take a month to repair something that should have been done on visit number one, but it really isn't that inconvenient to place the baking dish into our countertop convection instead.
6-8 month wait time is not unusual & no guarantees the Lender accepts... it's an exercise in patience
The correct answer is speculation, on the part of homeowners & changes is "fair lending" regulations that resulted in swinging gate guidelines, allowing access to millions that had no business owning a home
On my afternoon rounds a well, aka back side of the house in shade. Just grabbed a beer, still have to trek to the backside of my property for 8 new spruces that somehow seemed like a good idea to plant in July. Not even going to pretend it’s hot here compared to 90% of you but been showering twice a day for over a month now.
I just got done mowing and such, hauled off a pile of branches from tree trimming and took a dip in the lake to cool off and wash the layer of dirt and grass off me Rachio controlling while I check the sprinklers and decide which ones, if any I need to adjust or replace..... about one beer per zone should get it done
Yeah, I was supposed to do some work on my mailbox this afternoon. I think I'll wait for tomorrow when it's a little cooler.
So we get a sequel, when the original guy came by I made sure he checked the Freon in the upstairs unit. I wanted to make sure I had it logged that there was a potential issue with that unit. So today I found out the upstairs unit is having issues. It was 81 degrees upstairs and the unit is running. Downstairs is cooking fine. I went outside and the upstairs unit isn’t blowing warm air from the fan. Fan is on but it’s not exchanging the heat. I am not sure what the problem is. Seems from early google searches, it could be the compressor. Really glad I kept the Home Warranty this year. Submitted a follow up claim yesterday and hope they can send a guy out tomorrow.
Morning or late afternoon/evening. Just whenever it's cooler so water has a chance to penetrate before evaporating.
That’s what I do. Water in the morning when it’s coolest right before sunrise so it can get to the roots before the sun starts warming the ground up.
Watering in the evening has the potential to cause more fungus growth, however when it's so insanely hot during the day you only have so many options.
