So in the market for washer and dryer and see that this board is high on the LG's. I am between that and speed queen but have read about all of the issues they have had over the last two years. Are the new speed queens worth the extra coin over the beloved LG's? Sounds like the Speed Queen TR has not been performing well but the TC (old school remake) has gotten good reviews.
I purchased my first home this summer. It’s been fun so far, but I’m perplexed at this thing in my back yard. All I know is this thing will not wiggle at all. Any guesses as to what this things purpose is?
Hard to tell from the picture how big it is but it looks like a vent for a storm shelter or possibly one of those tubes that you use at the bank drive through.
And did the inspector say anything? I could see either a guy says nothing or wants to excavate the entire yard.

Dishwasher flooded the kitchen Sunday night. Started about 11:30, woke up at 6:30 Monday morning and it was still running a "cleaning" cycle wth water pouring out the front. Water was standing in about half of the kitchen and into the foyer and down the hall. Kitchen is tile we put in shortly after we bought the house in '09. Elsewhere we had engineered hardwoods put in 2 years ago. Used the shop vac to suck up what I could. Probably pulled up 20 gals of standing water. Attached are pics after I had started cleanup, but before I was finished as well as when I came home at lunch yesterday. Water is so destructive. Local insurance adjuster was helpful in getting demo team out quickly, but hepromptly moved me to an inside adjuster whom I haven't heard a peep from in 3 days.
Sorry man, that sucks. We just had some friends over tonight for dinner and a play date with our kids because they’ve been stuck in an extended stay hotel since last Tuesday. Their whole house flooded with water nearly knee-high when a main water line feeding one of their bathrooms burst and pumped hundreds of gallons of water into their house all day while they were at work.
Yikes man. Our washing machine flooded again, but it was in the basement and only damage done is the smell. Sorry to see it, and good luck!
Flooding is the worst. We lost our engineered hardwoods and a bunch of drywall a week after moving in to our new house. Still haven't fixed it
Friend of mine was remodeling his upstairs bathroom. Cut a main line. First bid to fix everything was $125k
They’ll end up having lots of drywall replaced, and all flooring will need to be replaced. Beyond that, it sounds like most of the kids clothes/toys/books were destroyed since most of it was kept low to the ground. They are just waiting now for the restoration people and the insurance company to work out what other furniture and personal belongings can be salvaged or need to be replaced. Apparently because the water traveled from a depth of 3 feet underground and contacted the soil before entering the house, basically anything that contacted the water is deemed ruined.
Best Buy couldn't wait to replace my LG Washer with something else a few years ago. So if you do go with the LG, get the extended warranty.
My cheapness knows no bounds. Topsuite would be so proud. I am now switching to shopping almost exclusively from Home Depot due to the fact when I pay with my credit card, they email me a receipt. I store those emails in a random folder in my gmail. I have a garden hose I bought from HD last year. I went to attach a spray nozzle and the link between the part which is attached to the rubber hose and the screw the spray nozzle attaches to, broke a little bit to where water sprays out the side of it. Its not an issue when you don't have pressure at that joint, but when I water the plants, it sprays all over the place. So I went to gmail and searched for "hose", found the receipt, it was from August of 2018, I took a pic of the receipt, took a video of where the water was spraying and found an email for the company online. I sent them an email with the video and pic of the receipt. I got an email the next week saying they were sorry and asking for my address. I got a brand new hose last night in the mail. I also bought a set of pans from Calphalon a couple years ago. Apparently they have a lifetime warranty. One of them had a bunch of burnt on grease from searing food after using the sous vide. I sent an email to their warranty department a couple weeks ago. Yesterday, I got an email from them asking what the issue was and if i could take some pics and send it to them. I sent it last night and this morning got an email saying a new pan was being fedex'ed to my house and to expect it in two weeks.
I actually just closed my refinance through Jorts this week. I went down about .75% total APR and will be saving quite a bit between the two loans. Paying the same amount in principal+interest with my new rate will cut off ~8 years and $50k in interest over the life of the loan. (I’m not a finance professional and understand this may not be the most efficient use of money, etc.) To me, it was worth it. Check out better.com too. That process was very competitive albeit a little more impersonal/intimidating.

Better in what way? Feels like you're giving up the advantages of the falling interest rate climate that we find ourselves in.
I just did it. The benefit is that you can reduce your payment with a lump sum quickly and cheaply. My recast was $300, whereas a refi would be thousands (I think). We bought before our old house sold, so we used the proceeds to reduce our payment by 65%. Term and rate were unchanged.

Recasting Breakdown: The amount of principle reduction required varies from lender to lender, but is generally 5-10% of your remaining balance. Also, all loans are not eligible... so review your mortgage terms. Call your existing mortgage co. & request a "recast" PRIOR to making any additional lump sum payment. You have to go through a qualifying process. As mentioned, they will charge a nominal fee. Once "approved", they will apply your lump-sum payment & re-amortize the remaining balance over remaining term of your mortgage. It has the net effect of reducing your monthly mortgage payment. However, your existing rate & all other terms remain the same
Rates have been this low 3 times in the last 10 years. There is not room for them to go much lower. As I told jonbenetramsey , you will drive yourself crazy worrying about what rates are going to do on a day-to-day basis. The lowest rate or "we'll pay your closing cost" options are generally not the best deal. USAA is generally one of the most expensive lenders, but the figures you posted seem insanely high... even by their standards. You have likely misinterpreted their Loan Estimate, or you are trying to refinance a $1M+ home
Is this just to aid monthly cash flow? Would it be better than making an extra principal payment every year?
