So we are looking to add a fence and have a tentative date of completion in two weeks. Neighbor added a fence on his side of the property line. Do I ask to use that and cut him some money or put up my own? What happens in the land between? Will grass grow?

Normally they just set a post next to his fence and run the fence off the new post. I wouldn't cut him any money, just be like hey you care if I run my fence off yours? Doubt he would care. On that note, I'm getting a fence put in within the week and I haven't asked my neighbor about that, but they are 22-23 and probably could give 2 fucks.
Yeah. I reason to offer money out of the gate. Agree, just ask if you can run it off theirs and go from there. In theory , an issue could pop later with a sale later if the fence crosses too far over but that’s likely remote
I had my property surveyed for a few hundred bucks (know a guy). Completely worth it. There's no question whether my fence will be on their property or not.
That comment was more for C A N E but smart. I added a fence when we moved and we are definitely encroaching but neighbor didn’t care. They have a huge brick wall that they can’t even really use my side of anyway. I do worry when either sells though.

They have a brick wall. And I added a metal fence that dead ends into their wall. It’s not attached but it just abuts theirs. But it enclosed part of the property. We got a survey done when we bought the property so yeah I know I’m across.
Anyone have any insight on refinancing? Worth it? Don't know much about it, but Quicken Loans really sells you on how great it is. Quick rundown: Current: 30 yr fixed mortgage. Have owned the house for 8 years. 4% interest rate. Owe about 105k on the current loan New: 30 yr fixed mortgage. 3.625% interest rate. They are going to pay off all my debts (student loans at 10% interest, CC etc.) and monthly mortgage will only be $75 more a month. Currently pay about $450/month on student loans and $150 on CC. New loan amount is $146,520. The thing really selling me is they are paying off the debt. Have a shit load left on student loans and at 10%, that really sucks. I have tried to consolidate the student loans, but for some reason, they won't allow it even though I have a good credit score. Would be nice to have extra cash now for vacations/emergency fund etc., but nervous about bumping the mortgage back to 30 yrs. Any thoughts? Sorry wasn't sure where to put this.
In that scenario, couldn't you tack on the $450/month you were paying for student loans instead and pay down the principal a lot quicker? Obviously don't have all the numbers, but it seems like that would be ideal rather than paying down a 10% interest loan.
You should absolutely get rid of high interest debt. And I would consider doing a 15 year note if you can afford it.
My advice would be to consult a mortgage broker (Jorts) if he's licensed in your state,and do the exact same thing with someone else. They can show you an amortization schedule that can break down how much quicker you can pay off your house by applying the money saved to your mortgage if thats what you wish to do also. A broker will be able to offer a lower rate. Source: I did this exact same thing for 2 years at Quicken Loans and it's absolutely beneficial, but you can get a better deal elsewhere. They'll try to sell you on their process and how quickly and pain free it'll be blah blah and it's all bullshit.
Feels weird because I’m putting mine up maybe two weeks after he did his. Feel like I’m freeloading off his side. Tricky part is that he ran his fence down towards the front of his house. I was originally going to just run it from the back of our house to the back of the yard. Now the HOA says I have to add fencing to the other side of the house so it’s even with the neighbors. I’m still ahead around $900. Just doesn’t seem like the $450 is worth the weirdness.
We just went under contract. inspection scheduled. 1953 construction. Should we pay extra for the addon inspection package that includes Mold, Repair Addendum Inspection and or Lead Paint Inspection? Looks like its about +$600.
Not sure about those addons, but I just bought a house built in the 1950s and wish I had gotten the pipes inspected FWIW
Forget to mention, we are paying extra for plumbing scope and foundation review by corresponding professionals. Seller has said underhome pipes have been replaced (with PVC), but copper lines to street were not needing replacement, at least in 2017 when they had the work done.
I'm looking for some help with noise reduction in my house. We have wood floors throughout, a brick archway, and then our windows have fancy woodwork around them so we don't have curtains, we have built-in wood shutters on a lot of them. So really a terrible setup for sound, and it acts like it. While one of us puts our daughter to bed the sound of the other person travels so clearly through the house - whether it's me on xbox, doing dishes, or her just fixing a glass of water, it's pretty bad. It's not just putting our daughter to sleep if I'm playing xbox while the wife reads she can hear every word I say, or if I wanted to watch a show in the living room the sound just carries to the bedroom even with moderate volume. We do have a decent amount of canvas art on the walls, and a few rugs around the house (although they are on the thinner side). Without redoing the feel of our house does anyone have some tips on ways to reduce noise? I'm looking at possibly getting a couple runner rugs for areas that don't have anything to help a little but I'm worried it won't do much and I kind of like the exposed floor look and feel.

There is some condensation between the panes of one of my windows. I see the weatherstripping has come up in one corner outside. Would there be any drawbacks to just resealing the stripping, or do I need to replace the panes/window?
If you have double pane glazing, with condensation between the panes, the panel seal has failed. The manufacturer may warranty the part and provide a new panel or sash. There should be an I.D. sticker somewhere on the window (groove in the head jamb (top) hidden by the top sash is popular spot). Start there. Once the inert gas (typically argon) has leaked out of the panel, you can't fix that panel.

I've fixed the wiring in a microwave, fixed my dryer, and unrelated but basically taught myself how to taste bourbon by watching YouTube. I also drank a shit ton of bourbon during all 3 of those things as well.

House we moved into this summer has a tankless water heater (lechnerd). Besides an issue in kitchen that we are waiting for plumbers to come fix it's been great. But past few weeks in morning about 5 minutes into showering it will go completely cold, have to jump out of way & turn all the way hot until it goes back to normal a few minutes later. Wife is only one that also showers in the morning and she hasn't noticed it, but she takes scalding showers so maybe that's why. Is this normal when it gets cold or is my water heater messed up?
Don’t guess it’s throwing up any error codes on the screen is it? Get someone to watch screen while you or someone else are validating the water temp as it’s flowing. I’ve had mine for maybe 8 years. Only issue I had was a dirt dobber clogging up a vent with some clay - noting the vent was a tiny hole I wouldn't have guessed had any real function - but you could check outside of unit to make sure clean surfaces.
House is coming together great! The counter without any overhang still just rattles me, not sure why. But if it works for you that's all that matters.

At this point, just get rid of the chairs. It just looks odd having chairs with no overhang and that may be what's messing with your head. You don't have to make your island a sitting area.
