    I grew up in a 3/2 that was about 1200 square feet. Mom, Dad, me, sister, grandmother all lived there. Grandma and sister shared a room.

    As a Sandy Springs resident, I would look elsewhere. It’s way too crowded, no real identity, super stepford, etc. I moved from midtown and wish I just went full burbs to south Roswell.

    Yeah. Kovy died last summer which was beyond crushing. Now Baxter is having some issues walking. Don't know if neurological or infectious. Muscle atrophy and some other stuff. Dropping some cash on tests. Hoping for the best

    Yeah. Feel that way anything north of Lenox.

    Ideally I'll be under contract on a house in East Lake by the end of the week. Biggest concern is it has a lot of steps. 3 story, garage on lower level

    I feel their pain. Moved into my fiancee's house, which is probably < 1000 sq ft, 2/1, full unfinished basement. We can have the TV in one specific spot to avoid the door and giant glare from the windows that are as big as a wall.

    Edit: house is from 1968, 860sq ft according to Zillow.

    Looked into refinancing our farm so we're basically stuck with AgSouth.

    Can get a 30 year at 3.25% or 20 year at 3%. The 30 year would save $200/month and the 20 year is basically the same monthly payment as now. Closing costs are the same for either.

    Currently 6 years into a 30 year at 4.25%.

    We kind of like the flexibility of the 30 year where we could pay our current payment and reduce the 30 to 22 years, or have $200 extra a month.

    What do you guys think?

    We couldn’t afford to stay in town with a family. We definitely couldn’t stay in town and enjoy it with a family.

    My life essentially turned into that State Farm commercial about “I’m never going to...”

    Yeah, the gentrification appreciation definitely helps. I'll max out a conforming loan. Rates help.

    Do the 30 year and make extra principal payments as your situation allows. Or invest the difference at the bottom of the current crash

    cash is king. If you lock in higher payments now it is more difficult to ratchet down if your circumstances change

    Go with the 30 year. The cash flow at some point in the future will likely be more valuable than the measly 0.250% spread. It's not worth the risk of default.

    Lower the rate, continue making the same payment, or the payment based on the 20 year schedule & have the lessor 30 year amortization payment to fall back on in the case of an emergency.

    Thinking about putting my house on the market and moving to ATL or Greenville, SC.

    We bought it in 2016 for 390k we owe 281k right now. It's 1200 sq ft (dont get me started.) I think it will appraise for about 440-460. This is our first house and I've never sold before. How much am I looking at walking away with here? Say it sells for 450 and I use a realtor. Is there a general rule of thumb?

    We did a pretty complete reno but cut a few things off and I know I'll need to put about 10k more to get it to sell for the amount above, which I am fine with.

    You'll be on the hook for 7-8%. 6% realtor fees plus closing costs.

    Your realtor will give you a net sheet fairly quickly in the process. Then you just plug in the sale price of both houses and it should give you a solid number.

    You would have to do research on local tax rates where you may go, but other that that it's fairly simple.

    It’s fantastic. You can still find reasonably priced land and houses 25 minutes of downtown for good SC prices and it has everything you’d want in a city.

    It’s where we’ll end up eventually I might have a venture in Atlanta that pulls me there for a few years but Greenville is the goal. It’s just an amazing growing vibrant city.

    6% broker fees than closing costs usually 1-2%.

    There might be discount brokers if you think you don't need much help. They usually charge a small rate and just list on MLS. No guidance or anything

    Same, and our offer was accepted on Monday. I am hoping we can close the deal so that she can get down to spending every dollar we saved on a killer rate by investing in ornamental pillows and throw rugs. Would be the first lawn I ever had to maintain, which would be quite the show.

    This fucking house. Every toilet flange is on top of the tile/hardwood and putting a new toilet require me to install a new fucking flange and I’m over this shit today.

    I do. I just wish they were 1/4” flanges but it’s a fucking 1/2” above the finished floor so you can’t put a toilet on without a rock. Dude before me jerry rigged it bc he’s a fucking moron.

    my pops considering getting a 60 inch husquvarna. I think the specs on it are pretty good. If I can convice him to get it before summer that will be a good thing, cause that cub cadet my brother gave us is pretty old and crappy. I ain't got time to make more repairs to it right now. Just need a fresh start where I can sit up higher and enjoy my tunes while playing music on my headphones.

    I had a cub cadet home depot special tractor for 10 years that never had any issues other than a battery

    I also currently have a 54" ztr Big Dog that I bought myself

    Traded my cub cadet to my BIL and he is still using it a couple of years later

    Anyone have or have experience with sliding doors that would be good for a 9' opening? Jeld-wen and Anderson E Series currently top of list. Need to make fast decision. TIA. Looking for narrow stiles to maximize glass and contemporary look and feel (sharp lines). Unfortunately, cut out only about 83.5" tall.

    Both of those brands are good stuff. I've never seen 9' wide sliders. Set several 8' units and it's all 2 guys want to heft those bastards. Are you looking for a composite or metal clad exterior with a wood interior? Vinyl?

    I just put an offer on a house. Listed tuesday for 269k, I bid 286,900 this evening (wednesday), and just found out there were 8 offers.

    The seller apparently doesn't have any money and wants to remain in the house for 30 days after closing. Wants to rush through the deal by tomorrow morning. Does this sound normal? Is this lawyer territory?

    Regarding his request, my agent's comments were : "seller possession after closing agreement form is intended to be used for “days” (like 7) and not a month."

    My guess is that we could propose a separate lease maybe? I don't know. This is weird and unexpected

    I don’t know what this says about me but I’m planning on hitting Home Depot pretty hard in the next couple of days for home improvement stuff so that in the event of mass quarantine here I won’t be bored. Stock up on your gas and 2 cycle oil fellas, can’t let your lawns go to shit during a pandemic
