I sat at closing for four hours waiting for the lender to send documents. It comes down to the base premise that if people could have more interesting jobs that being a low level bank lackey they would.
So how do we feel about the housing market going forward? My fear is we are at a peak and it will begin a spiral next fall as these mortgage relief loans expire and people become on the hook for the payments they weren't making because of COVID 19. We have been planning on selling and moving into a good school district Spring 2021 and now I'm afraid we will be upside down in our loan because of a potential crash. This has me considering listing now while houses are still selling fairly high.
We're in a similar boat, but planning on Spring 2022. We've considered selling this summer if the market is ok and moving in with my wife's parents (I am an outsider who actually has cool af inlaws who also happen to have a huge house and we'd have plenty of room plus built in babysitters for our toddlers) and waiting it out to see what the market does, that way we're only trying to buy during a weird housing market, as opposed to trying to sell. If we did that, we'd probably start looking for a house this fall.

If I was in this situation with such a unique set up with the in laws, think I would go ahead and list. It's hard to imagine that housing prices don't minimally take some kind of dip moving forward and potentially take a big one. Banks have already really tightened up on approvals which will shrink the potential buyer pool.
It's tempting, we were going to save for another couple years and get our "forever home" and without a mortgage for a little while we could obviously save a lot faster and then get a discount on the house if prices go down, since we have no credit issues and won't have an issue buying a house. I'm not a HUGE fan of not having my own space for that long, but we'd have our own bedroom, bathroom, bonus room, and a room for each kid (and our own set of stairs to access the rooms) so it could be a lot worse.
I think I would pull the trigger on it. That doesn't sound that bad at all and a 1-2 year time frame will fly by. Plus I would imagine if your in-laws are that great then your kids love spending time with them so that would be really cool having them literally up some stairs away. Seems to me if you made a pro/con list it would be very pro sided.

I grabbed one of those Google Nest 3-packs on a flash sale and have liked it so far. We'd gotten used to having a Google Home/Assistant for a while, so that's part of the selling point for us. Setup was basically just plug it in and type a few things in the phone app. Not sure how it compares coverage-wise to the two you mentioned.
Two questions for my esteemed colleagues... 1. Looking to replace switches and have a light with 3 switches. Think I need two 3 way switches and one 4 way switch, basically just match wiring. Is that right? 2. Looking to down some trim work. Any recommendations on a chop saw and an electric nailer? I’ve heard 18 ga should be sufficient. Trying to go with electric since I don’t have another need for compressed air
1. Will defer to an electrical resource with more experience. 2. What kind of trim work? Quarter round is one thing, crown molding requires different tooling.
Anybody had major issues with a Nest thermostat? Had one downstairs on a heat pump unit. Worked fine for about a month. Then, one night I woke up sweating because the house was 80 degrees. Nest thought it was cooling, but the unit was actually heating. Nest never triggered the reversing valve to switch . Would have continued to heat the house if I had not been there to shut it off because it still thought it needed to run to reach the desired temp. Service tech came out just to make sure it was the thermostat and not the unit. Confirmed and said he has seen it numerous times with the Nest. Nest replaced the thermostat, but I don't trust it enough to use it. Found a few articles about similar issues. Nest is refusing to refund so I'm stuck with a thermostat I don't trust enough to use and out money for the service tech.
Anyone know how to adjust the range on sprinkler heads like these? It’s currently spraying 180* and I need to adjust that down to 90*. I assume it will involve tightening or loosening those circles with slots, but I’d rather not just have to sit there and try to figure it out with water going if someone here has experience with them. I’ll hang up and listen.
So for crown it's nice to have a double bevel saw. You can work without one, but it takes some more moving material. I'd also recommend one with a laser indicator, because the outside corners never work out right, and you always scribe for fit. Laser helps adjust miter for those variables. That and a coping saw (and a lot of practice) and you can do some nice work. Most saws fitting this description will be $500+. May have to buy the laser separately. I like the Bosch Axial 12", and the Dewalt 12" double bevel slider. Festool if you're feeling obnoxiously wealthy. For finish nailers, get a 15ga, with nail capacity up to 2-1/2". Angled nailers fit in tighter spots than the straight ones. I like my Hitachi, but there are plenty of options. Bostich is a good, not super pricey brand for pneumatics. Three more recs, unsolicited. Don't skimp on a decent lightweight compressor. Oiled ones last longer than oil free. Buy small diameter poly air hoses, the large stiff hoses suck ass. Lastly, buy a rolling/folding miter saw stand. You'll thank me later. The Ridgid MS-UV is solid without weighing a ton.

Finally closed last Friday on the new house. We went under contract back before things really got crazy so it has been more than a little concerning that something would fall through. Closing went fine. Got my ass kicked demoing the bathroom but a 10 hour day on Saturday getting that terrible wire meshed back tile out put us in good position for trades to get started today. Well plumber shows up this morning and walks off the job. Here is the setup we wanted to have the electrician, carpenter and plumber working today. Each would be in their own area with the ability to close doors to separate themselves. We told him that he would have the rooms he was working in to himself. What we thought we told him was he would have the house to himself. So he shows up sees other trades there and takes off after a rant. Finally get it figured out where he gets the house to himself on Wednesday so we are still on schedule. A fun way to start a project with a tight timeline. Now we just have to close on our current home in 3 weeks and finish up in the new house.
I'd like to bump this about how Nest's are supposed to work. The last two days (First two work days I've been here), the upstairs randomly turns to 69 (nice) around 9:30. Yesterday I went up stairs around noon and it was frigid so I turned it down (blamed it on my wife). This morning I'm working in the kitchen and hear the AC start up. Walk up stairs and it is back on 69 from the the 74 I turned it to. Nest is supposed to "learn" my behavior, right? My old thermostat I basically set the AC/Cool temps and specific times and days. Will this Nest eventually not do what the fuck it wants to? I can I reset them on the app? I'm still waiting on Internet to get set up in my house so haven't downloaded the app or tried to mess with much..
You can turn the learning part of the thermostat off if you just want it more programmable for the time being. I assume if you don't have the internet or app yet, the nest isn't connected to the internet either? That may be part of the problem.
yeah I haven't set anything up. Since it is a new subdivided lot I'm having to wait for comcast to come by and hook up the house, or some shit. AT&T already claimed they can't service me. So I'm in the ~7th largest metro in the US and only have 1 ISP available to me. Amazing

I feel like the value of my rental cabins went up 50% when we got fiber and were able to cancel hughes satellite internet. It was awful
My dad has a place in the woods that has satellite internet. We went down there this past weekend. Could not stream a show on my phone, could barely send pics to my wife. I ran speedtest and it said it was getting 40 mbps which should be plenty. Even my 25 mb shitty internet can stream to 4+ devices at same time
