AC wasn't blowing cold. I got Amazon home warranty and they sent someone out. Apparently the outdoor system grounded out and died sometime since I stopped using the heat a couple months back. They are submitting to Amazon now. Interested to see what happens next. Sadly, it was the newer of the two units that died. I'm sure I'll be fucked though.
Did the compressor die? It’s the small pump in the center of the condenser. If so that should be covered under the warranty. Most condensers come with a 10 year warranty these days.
General thoughts in Orkin? Neighbor is paying 1700 for preventative termite treatment bc they found some dead termites but they guy couldn’t locate them when he was out there. I don’t want to fuck around with termites but I feel like they are going overkill here
Yikes. Do you know if it is running R22 or R410a Freon? If it is an R410a, the warranty company CAN order a new compressor which is basically a rebuilt compressor which will last for a few years. Thats what mine did.
Sold our house on central coast of CA back in April and moved into an AirBNB on a month to month deal. Told myself I wouldn’t start looking for six months to see where things went. Wife saw a house that came on market this weekend that we both loved so said fuck it and offered $10k under ask. They told us they had another offer yesterday so come back with best and final. We offered $10k over ask with a clean offer and short close and just found out we lost to an all cash offer that was $25k over ask. I guess the market is still hot...
So you are going to need a new condenser and coil at the minimum. Start calling around to get prices. The warranty company probably has R22 but since it’s no longer being made; they will probably be charging a fortune for it. The company I had through my warranty was charging like $100-$150 a pound. My upstairs unit used 7 lbs. The warranty will cover about $10 a pound normally. My coil upstairs could theoretically run 410 but it’s a crapshoot trying to empty the 22 and refill with 410. Most AC guys I talked to said most times that ends up causing issues for the coil or compressor long term. Most AC companies have their guys on commission. They get more money the more you pay for the unit. So do your homework. The first quote I got was like $7300 for a two and a half ton. I think I finally found a company to install a Goodman coil and condenser for about 3k. If you have any questions, let me know as I just went through all that last fall.

Got a roomba on a prime day sale a couple years ago. It does well with our wood and carpet. Battery doesn't last as long as I'd like, and it's dumb and get's stuck on ledges a lot.
Just FYI you can buy bigger batteries on Amazon which last longer. Also FYI, those bigger batteries on Amazon are mostly Chinese shit batteries so be careful which ones you buy. Source: I bought a couple batteries off Amazon.

Sigh, got our first offer after being on the market since Saturday. It's 20K below asking and they are asking us to cover closing. With 3 showings today i'm going to sit on it til the end of the day.

We got a roomba for Christmas. I wish I bought one years before, especially if you have a dog/dog hair. Great purchase. So hiring a realtor question. We had started doing open houses in March and of course got emailed by realtors afterward wanting to earn our business. Covid hit and nothing happened for 10 weeks. I then emailed one realtor I liked Tuesday morning and another yesterday morning. Neither has responded. My response was pretty simple "we didn't buy anything, put our search on hold and now I'm ready to start looking again in June. I'd love to connect to discuss the market." Being in Sales myself, I understand the importance of timely follow-up even if you have to say you are busy and you'll connect in more detail at a later time. For someone that always needs new leads and works at 100% commission, I take no response in 48+ hours a bad sign for a future realtor. Thoughts?
How far you gunna be running extention cords? If its 75 feet or more, you may have issues with a lighter cord Why not go cordless on the saw? I've got all makita cordless 18v tools and I would have to be cutting a shit load of branches to have to change batteries. Its my go to for trimming most branches around the house.. The makita Sawzall is like $100, no battery though. But if you have any other cordless tools, I'd look at that brand of cordless Sawzall If you don't have any other cordless tools, you might think about diving into them. You'll find all kinds of stuff you can use a cordless drill and screw gun for. And whatever brand you choose , they have all kinds of cordless tools you may want to expand to in the future, even leaf blowers and weedeaters.

Amazon Warranty is horrible. Moved in with the GF and she has a nice washer/dryer combo ~$1200ea. Washer is front loader which isn't optimal but still. In late March the washer shorts out whenever you hit start. Took about 3 weeks and a dozen phone calls to get someone to come look at it. Guy takes the control board and leaves. Doesn't answer/return phone calls from us or Amazon reps for the following three weeks. 2nd technician comes out maybe around 5/9. Takes one look at it with a blank stare and says Where's the control board? We say the last guy took it. New guy acts like he just saw fire for the first time and says "I don't know what to do. I'll get Amazon to call you". Next week Technician #1 shows back up, claims he was in a car accident (in the same truck he came in the first time with not a scratch on it) and says he never received any calls. Claims to have fixed it. Run a test load as he's making off for the truck to leave. Sparks fly. Thought it was going to explode. Says he will file a report with Amazon that we need a replacement. 2 weeks later and another 1/2 dozen phone calls - we are apparently getting a check in 6-8 weeks for $500. Not sure what the thread's opinion/experiences with Amazon Warranty are but this is my first and it's absolute trash
I have cordless tools on the Dewalt 20V system, which I'm pleased with, smaller hand tools. Agree with everything you said at the end. Actually my multi tool has already cut some shallow roots for me on these trees - but not heavy duty enough for anything more. For this project, some of this overgrowth (and maintenance in future years) will take hours to deal with - corded makes more sense. I'm not against a cordless Milwaukee (like Duck70 linked, that one looks dandy) but it would be another platform to inve$t in. Random, but kinda weird milwaukee has a higer RPM on the cordless, instead of corded, I wonder if they do that to push cordless and $$ in battery systems for someone who makes their decision on seeing "CUTS FASTER". Who knows. My brother is actually in the middle of an excavation (interestingly enough, the same shrub species) about 1/2 the size of mine and ran his for hours the other day, that's' the peace of mind I want in a motor. On cord distance, trees are 15ft-110ft from the power outlet, so I'll need to go 2x50ft at 14 gauge I think. I have to consult the owner's manual before I buy the exact cords. Also, bought the largest blade - which is rated for 12" in diamter.
What made you decide against the Dewalt 20v Sawzall? I know several guys that run those and they run a long time before needing a battery swap If you already have multiple batteries in that system, I would think one battery swap would handle just about all the tree trimming I would want to do in a day

Cordless of any brand will have limitations. The corded one you posted is a beast, especially set on orbital. Changes the stroke from straight to oblong. You can do some serious demo with that thing. I used the Milwaukee hackzall around the house, and if I need more I have chainsaws. The corded Milwaukee is (kinda) a compromise if you don't mind the cords. I would recommend strongly against trying to fell trees with it. Roots no problem. Bonus tip-rpms don't mean much with recips, you want high speed short stroke fine teeth for metal cutting, and less speed, long stroke, coarse teeth for wood.
As a former 5+ year Milwaukee Tool employee, the super sawzall is nice tool, generally considered the best cutting product on the planet. The ability to choose between orbital and standard sawing motions makes a big deal in speed of cut. The tool is 15amps and I would recommend a 12/3 extension cord. I'd suggest looking for a sjeoow jacketed cord, commonly called polar solar. They wont kink or freeze up, will last 50 years. Det. Frank Bullitt

If they had a published runtime or something similar per tool, I would have been more open - but the peace of mind on corded is real.
