My August smart lock died after 4 years. Won’t recognize the batteries even after I’ve replaced them several times. I’m thinking about switching to a smart lock with a key code. Anyone have any favorites? I see the main brands as Yale, Schlage, Kwikset, etc...
We just wouldn’t use it. Kids are past that age and both of us had pools growing up and want nothing to do with it. Like anything else if you’re going to use it, absolutely get one.
I have amazing WiFi coverage there now because of your advice. Never fails. On that topic my only complaint so far is the AP in my office is completely opposite from the one bedroom in my house. I notice I only get 2 bars and my phone drops WiFi (really messing up my online poker on my phone). It appears my phone does not switch APs ever to the closer one. I don’t know how to change this and everything I research sounds like a phone thing and not a network thing.
I have kwikset’s at my cabins and at home. Don’t buy the ones with light up numbers. They go through batteries constantly.
I've got several different models of Schlage ones on a warehouse facility and agree the flat panel light up # ones go through batteries fast The raised button ones seem to go through batteries about every 9 to 12 months, depending on uses of course Sun exposure seems to effect battery life as well
Not in the year-plus that I’ve had it. EDIT: the numbers only illuminate when we touch the keypad or remote lock/unlock. And only then for a brief few seconds.
I know that just looks like a water heater, but my god how we got here. Purchased a home about 2.5 months ago that had an electric tankless heater, installed last year. Worked great for faucets in the kitchen, etc. Long story short, it was way too small to heat water for a bath for our young one, among other things. Guy at Home Depot laughed at me when I told him the model installed and the size and features of our house. After going through a ton of options (since this closet is small), a friend of a friend found a hidden exhaust vent in the closet the electric unit was in, and we were able to take that one out and install a tank like this. Looked like they had a tank there previously but took it out and took out some of the set-up stuff. Cut out a piece of the side wall to access the electric panel without having to go in the closet. There was a plumber that wanted to put the tank in a closet across the basement and pull the exhaust through the ceiling, out the side of the house, about a 5k job. This tank was about 600 bucks that my brother in law (he’s a maitenance director at a large apartment complex) was able to install without issue. Gave him 200 bucks for the 2 hour job. What a headache that is now over, and for once, something was way cheaper than expected!
fuck I hate the fucks that built/previously worked on this house Just a simple thing like replacing the vanity light is a pain in the ass Apparently they didn't install an electric box in the fur down Just wire sticking out of a hole in the sheet rock Most fun part? They used 6" long wingnut toggle bolts to attach the fixtures to the sheet rock. Ever try backing out a 6" long toggle bolt that is a fucking flat head? Now I gotta get a cut in box and fix this shit right Oh, but it gets better Apparently they textured that fur down after they put up the light fixture, because behind that 3 foot long fixture was just bare sheetrock So after I get the cut in box installed, I gotta try and match that texture so we can paint it
Well got under contract on our current house 4 days after listing. That went about as well as it could have gone. We ended up getting it sold at list price and we just have to cover closing costs. Which we were thrilled with. We now have both closings scheduled for the same exact day. The inspection for our new home came back with some minor issues but nothing that I couldn't fix with my dad in the first few weeks of moving in. We MIGHT have to replace the hot water heater, but the sellers gave us $2,000 off the closing costs to cover that. So we are thrilled. The biggest thing I'm nervous about now is the inspection for our current house.

Hey thanks man! it has been really stressful but definitely worth it. We didn't HAVE to move this year but saw a window where we could make some decent money on this one and get to our ideal "long term" neighborhood and it has worked out so far. Now we are planning a bathroom add on to our new house. We paid for the location and there is work to be done to make this house work for our family of four long term.
I guess I never responded to this. These folks came back to us 4 hours later and offered us in full and we accepted after the other showings that day didn't result in any more offers. We never even had to counter offer. They just didn't want to lose the house. I was hoping for a bidding war and get way over asking but that was just a dream. We had to get that house under contract by this week or we would have possibly lost our contingency so it was a big weekend of celebrating when that finally got wrapped up.
Closed my cash our refi Friday night. Waiting on the wire of funds..... Hopefully get the quote from the landscapers end of this week and can lock in on my patio project.
