    I just bought a house and am looking to do some upgrades. How do you all determine the ROI on specific projects? Can I call a realtor to evaluate vs the market? Do I talk to my bank? Do I have to constantly monitor Zillow and figure it out myself?

    Ice maker has stopped working after a power outage. Can’t tell if it’s the solenoid valve that’s died or the ice maker itself. At first it would not fill with water but it has over the last week but nothing will dispense. Should I just buy a new one rather than paying someone who knows more than I do to figure it out?

    The actual devices are usually not too expensive and in a lot of cases are pretty simple to replace.

    I would replace it myself if it wasn’t too expensive. Otherwise google to see if others have similar issues with the same model fridge.

    No idea on when I plan on selling. It depends on how life goes. I hate moving.

    1. Improving the roof deck. I know those are weak investments and primarily consumption cash flow. I just want to know at what point I price myself out of the market and end up with something difficult to sell.

    2. Sliding patio doors. There are issues and they need to be upgraded, but I want to know if noise proof or have the privacy film is worth the cost and how nice of something I should have.

    It’s a pretty easy internet search to see what home improvements increase net value in your home. People are fucking stupid, so no, a noise proof door or privacy film isn’t going to get you another grand out of your home when you sell it. I think you just need to buckle in and realize that probably 75% of anything you do is a sunken cost in a home. Quite possibly more depending on age and how lucky you are. They’re money pits and this is our thread to bitch about it.

    In no particular order increased square footage, bathrooms, paint and kitchen are your big ROI. Neither of those items you mentioned will be picked up on by a potential buyer. If it makes the house better for you to live in then go for it.

    Agreed. Would also add essential upgrades to HVAC, roof and fireplace/chimney. While it’s not going to add to an appraised home value landscape improvements and increased curb appeal are also worth the time and money

    Did some quick Google search and sounds like maintenance is the same as standard shingles. Keep leaves and debris off it. Looks like you can stain it if you want. I hate heights but after having to replace my roof two years after buying my home I happily scurry up there occasionally with a blower and clean it off.

    Is your roof shaded or mostly sun? I think cedar’s natural chemical properties will stave off rot, moss, and insect issues for awhile guess it depends on how old your roof is and how much sun it gets. Apart from keeping it clean (which will help with moisture retention on shingles that would lead to moss) I don’t think an occasional professional check up would hurt. Cedar roofs last forever so if it’s relatively new I don’t think there is too much to worry about. I can check with my buddy that does roofing tomorrow

    Thanks. Not sure exactly how old it is. If as old as the house then 1988. It gets partial sun. It’s a bit tinged green in a few places right now but we’ve been getting a TON of rain

    Ton of rain here too. RIP to my 200 year old red oak with root rot and my wallet (another story). If it’s got green showing I’d pressure wash it and consider a stain or clear coat to extend the life a little bit.

    I’m going to get a professional. Lots of cedar specialists around here.
    Just this week for me,
    - pool heater likely needs to be replaced: $3300
    - small HVAC unit for upstairs needs to be replaced (12 years old+): $6000
    - tree maintenance including removal of 3 trees and lots of clearing of dead and lightening load: $5200

    these mortgage interest rates are awesome. Took a job on other side of the state, between getting a 2.5% interest rate (v close to 5 my current one is) and difference in city taxes, im going from a house I paid 159 k for to a house that we are buying for $454 k and our monthly payment isn't even doubling

    The digital is more because there are 4 different sprayers in the shower. Instead of having 4 handles taking up half the wall, one digital box controls it all

    Let’s talk some outdoor patio furniture. I have a covered patio with a tv. I came to the realization yesterday that I need a recliner of sorts.

    of course, now that summer is basically over in oklahoma everywhere that you buy patio furniture has little to zero inventory.

    any suggestions for something comfortable that I can kick my feet up on while I watch tv and yell at it during football games (I hope) this fall?

    Where is everyone seeing those rates. My local bank was at 3.375 the other day when I spoke to them. I’m currently at 4 but still considering since we made significant upgrades since we built.

    I originate loans with Quicken’s Rocket Professional. Either go online to their website or depending on which state you are in, call a mortgage licensed State Farm agent like myself. Some states aren’t fully transitioned over to quicken yet.

    if you want, tell me what state you live in and I’ll see if I can find someone for you when I’m back in the office.

    I am using better.com, it is a completely online mortgage company. Just locked in at 2.5% after paying a little up front to get that rate. I still can't get over it, it's actually even better than I thought. My $159k house I bought about 5-6 years ago my current monthly payment for loan/taxes/insurance is close to $1300. Now our rate is locked in, the documents I just got estimate our total estimated payment for a $454 k house is $1880. Now some of that is differences in the taxes in the two cities, but I was not expecting that little of an increase in our monthly payment.

    It really is the perfect time to buy a new house. Houses in my area are selling crazy fast, and a lot of times over asking. I will probably get $200-225 k for my house I bought for $159 k five years ago, going to a much larger, nicer house worth between 2-3x as much as my current house but with the low interest rates only paying like 50% more. Its such a win-win.

    Are there companies that will put up screens on windows of houses?

    I ask because when I bought this house in April the owner had removed all of the screens on the house. Why? No fucking clue. They’re all in the garage wrapped in garbage bags. I can re-screen them all, I don’t give a shit about that. It’s easy and cheap.

    but who can/will put them all back up is the issue. I’m not climbing up there and putting them back on.

    also if you’re in a neighborhood, get a fucking golf cart. I can’t tell you the joy I get from working in the yard all day and the riding around the neighborhood in it(with an adult beverage. Fuck off, I’m not hammered or anything.) It’s so worth it.

    some of the windows don’t open up all the way/are a pain in the ass or I would. I tried that on a couple of my upstairs and I was afraid I was going to fall out and die.
