That’s crazy, I’m looking at $250-$300 up in Portland. Guess it doesn’t matter since there are about 12 total houses for sale in the entire city.
It's probably the small "starter" homes that are driving up the price per sq/ft. You can't get into really anything decent down here for under $350,000....and those are 900-1100 sq/ft homes. That’s 2x the square footage of the houses I’m looking at, at 2x the cost. Though the houses here are on lots 4x the size of that one.
You want it portable? I was looking at the Duromax XP 12000HX. It’s around $1500 or so. Enough to power most of the house.
Good news. First time laying tile but I think it went well. Bad news. The new vanity is to large to fit through the door way so we had to cut a hole in the wall.
Just that space. Cut one non weight bearing stud. Actually made laying tile easier though as their was more space.
Put an offer on a house for 620k that is listed for 644k. (was originally 660k) Dude counters with 635k. Mind you its been on market for over a month in NJ which isn't happening hardly at all. Guy counters with 635k. So we said that's too much and we said we would do 625k. He then comes back and says 635k again and but now says its As-is and we have to waive the appraisal. Insane. We said no thanks and pulled our offer. We were the only offer in the last week we think and now I know why. This is probably 10th house we have offered on. Figured we had this one since no one else was competing.
I’ve twice gotten to walk away from a house, one in a hot market. Real power move, not gonna lie. Incidentally both times we walked away in order to pursue unlisted homes which in both instances were subjectively better homes and objectively better deals (and which we purchased).
assessor is recommending to the board I get a 85k assessment reduction, from what I stated the property was worth and what she said was ~8k difference so negligible asked if the board just takes their recs cleanly, said...MOSTLY....so heres hoping

another mark in the this family was either extremely lazy and lived with shit half broken or they sabotaged everything very subtly after we bought it no o-ring in the kitchen faucet where it attaches to the ball valve thing so if you bent the handle at all water leaked everywhere, five minute fix, but....how long had they been cleaning dishes with it like that? it just literally wasn't there not broken or frayed or anything, absent.

Pulled off a solar shade and one half of a window is fogged the hell up. The two window companies I spoke with today would need a couple of weeks to measure, order, and install a replacement pane. Showing the house this week and can't really wait. Do window companies ever have stock of panes? Or should I try to find someone to drill, fix the gas leak, and reseal?
