I know I’m late but I cant stress how much these things save your appliances and have warranties that will pay for your equipment if they fail. Friend was building his house and it got hit twice during the build. First time fried everything, second one he installed a Siemens first surge and it took the second strike with no equipment damage. I installed mine in about 30 minutes. Cut hole in drywall, ran wires moved 1 breaker up to have room for the 2pole 20 amp i had to install for each phase to be protected. 4 wires total, 1 for ground, 1 for neutral, 1 for each pole on the breaker.
I mean the deductible sucks but I was about to pay for fence repair and staining which was a little less than half the deductible so it's not as bad as it seems. Unfortunately they have thus far denied the landscaping damage.
Insurance man. Is it going to be hard finding a decent contractor to fix everything. Seems like labor is in pretty high demand already.
Went and looked at yet another house this morning. Disclosure letter said some water infiltration into the basement during rain. Went down there and could see light through the wall in multiple locations and under the exterior door. Also recently painted, yet it was already stained around the base of 3 of the 4 walls. They also listed it as a 2 bed 2 bath, yet one of the “bedrooms” doesn’t have a closet, so really it’s 1 bed 2 bath. My lease is up in 7 weeks and this is the kind of shit I’m having to consider if I want to be able to get a house.
Listed my house on Monday and after 7 showings that day was sold that night with 38k over listing price. Now just waiting anxiously for the inspection and appraisal to be done. Need it all to work out because our build will be closed on July 9th and that extra cash would be nice.

You better get that damn irrigation meter, it's well worth it if you're gunna be there very long Wait, is the other option to install a well for less than $3000 that will run your irrigation system? If that's legit it might pay for itself in like a year or two
Here are my two underground sprinkler quotes. I don’t really understand the difference between them besides one is 6 zones and the other is 7-8, especially considering the 5k cost difference. Have a third coming in, but that guy said expect at least 10k. And all three companies are booked out 2-months.
Sprinkler head & main unit brand are the obvious differences... but the most glaring is in the detail of the quote. I feel like the 2nd option is gonna show up in a rusted out Chevy Astro mini-van
