What the hell you need a mud room for
Mud rooms are super tight if you have kids that go to school or live where it snows or work at a job where you get dirty.
I do not have a mud room so I built a cubby system in the garage for the kids' backpacks and shoes and for snow pants and toys and shit like that.

Also great if you need a place to clean a dog or something. Seen some houses that I can't afford that have built in dog baths in their mud rooms. Basically just a big sink that's low to the ground for a dog to get into.

Plumber mentioned in passing that this gas line to an outdoor point for a grill needs to be changed before using, but I can't figure out why. It's the black line with the red shutoff. Is that valve outdated or something, maybe? I need to get it right so I can bless this board with my dogs

My house has this. No idea it was there until we walked through once the previous owners got their shit out. It wasn’t on the listing either.
Not mine but basically this except I have another full cubby on each side just for baskets and no letters because fuck all that.

Pretty much this. I don’t have a garage and it’s really the only point of entry into and out of the house. The other exterior door is in the master suite and I’m not about to trounce in and out of my bedroom while doing yard work and whatnot.

Appraisal came on $50k over our price and loan was conditionally approved today, 16 more days to close.

I may not be understanding what you are proposing, but if we are talking about a vehicle bearing garage over an existing structure, I bet your concrete bill alone is more than that

Insurance agent called to tell me that my insurance went up 400$ for this year because my house appraisal is 60k more than last year. Can't think these prices hold so going to hire out some of the remodel and get it on the market. This is wild.

Your insurance agent is likely talking out of his ass, there are multiple reasons why your premiums could have increased that have little to do with you specifically or your home. Just shop your home insurance and you’ll likely get it down with another company.

We had one built for us. Our master closet is a decent size and has one weird angled wall in it, so it wasn’t something I was going to design and/or build myself.
Yeah, that’s kinda what I was thinking. Was trying to think outside the box on how to get a garage on this property though.

Was just there yesterday. Back in Oklahoma and missing those real cedars already.
Me and BFF had had a thoroughly confusing argument a few months ago. Building a house and discussing landscape, specifically trees. She mentioned she was ok with any except red cedars because they were ugly, invasive, and everyone is allergic to them. After years rambling through the forests of the west coast and BC surrounded by these beautiful and fragrant trees I was confused how she could be so completely wrong. Eventually she showed me an Oklahoma red cedar. Which isn't red nor a cedar. It was a juniper complete with berries but she was right that is what they call junipers in Oklahoma. I explained that the real red cedars are gorgeous giant trees that are some of the world's most impressive. She responded doubtfully with something about "fancy California trees." Anyways, at the end of two weeks in the NW we stopped at the Duncan Memorial Tree near Ruby beach (world's largest red cedar) so she could waller around in her wrongness.
In related news were now looking at homes in Quinalt.
Wife no longer speaks with MIL, so no need for house collapsing accidents.
