    Honestly I would be hitting whatever local furniture store for a basic living room set, then grabbing cheap bed frames and such from somewhere like goodwill or resale places to fill out the rest of the house.

    one room will be an office and another will be a music / studio room.

    guest bedroom
    living room
    dining room
    guest bath + half bath

    no idea what to do with those. may be one of those rare occasions to hop on pinterest or maybe check r/malelivingspaces or some other subreddit with design stuff. Feel like I've watched enough HGTV since Covid started for this to be a breeze and come out with a great result but I have no idea where to even start. I guess figure out the overall style and go from there.

    I am pretty sure there are listing sites as mentioned above. I think my wife has alerts setup for estate sales around us. Before we got together her favorite Saturday activity wasn’t day drinking and watching sports, but instead hitting up estate sales. Blew my mind that was even a thing.

    I might also hit up FB market place as well as that stuff sometimes is basically being given away to get rid of it. Look for higher end brands, and you can probably get some decent stuff.

    Places like TJ Max and Home Goods are great for the little filler stuff like frames, mirrors, and lamps. Usually those are marked down pretty well.

    Anyone who has had their floors redone (or Funshot Residue ), Monday starts demo on the existing wood floors and tile in the kitchen. We are probably going to stay at my in laws for the week.

    Question; should I cover the air conditioner vents with plastic and shut off the AC to limit the amount of dust that gets into the system? I wasn’t sure if that was necessary.

    My garage and driveway are officially gone, with cement due to be poured early next week. The porch should gone once the cement is good enough for us walk on, and then the new porch can go up. Still a few weeks away from the new garage and siding, but things are starting to come together.

    I’ll get pics when it’s done.

    Estimate was around 80k. Garage was trash, and the foundation was completely cracked, so it wasn’t worth salvaging. New garage will be two cars, and also have a 10’ wide covered patio.

    Our driveway was only 8’ wide, so we are expanding it out to 10’. Will be a dream in the winter.

    New porch will be 12x6.

    We picked a sweet time to have to do a project that is like 70% concrete.

    The crew that does mine have bags on their machines, but that may not be universal. At a minimum plan on changing filters immediately upon completion. Not sure where you are, but humidity can affect cure times on polyurethane as well, meaning you would want your system on, even if just holding @ 75 or something.

    House a street behind me, very similar stats. Same bed/bath about 100 more sq ft and a little higher scale design just sold for $275k more then I bought my house for in 2017. Insane, think I would be around $175k over purchase right now.

    That house seems good from the pictures, but wouldn’t be my style not open enough floor plan wise. Really just crazy to see confirmation that prices around me are skyrocketing.

    I ended up getting the Craftsman battery operated hedge trimmer and got a battery operated blower for half price in the deal. Both suit my needs just fine, no complaints.

    TLAU get on Facebook marketplace (various trading groups for your area) and buy cheap used furniture. You would be shocked at how nice some of this shit is when rich people replace their couch and just want to get rid of it. I am not rich but I have marked a lot of stuff way the hell down and listed on facebook just so I don't have to deal with taking it anywhere or having it sit in my house for 2-3 weeks to wait and get the right "value" for my 4 year old chair.

    so find the wealthiest town in your area (think Mountain Borok trading group) and get to looking. If you have patience you will find plenty of furniture. I can't tell you how much awesome shit we have in our house from doing that.

    Did some googling and redditing yesterday and think I reached the conclusion that my style is somewhere between "organic modern" and "asian zen". Kinda minimalist. Lots of black, white and wood for color and plants to give most of the accent coloring.

    Probably going to splurge on a nice sectional sofa and rug that set the tone since it's an open living/kitchen/dining area floorplan. Fill in everything else from random stuff I find on the internet or flea markets and estate sales
    Lots of cool and nice stuff on FB marketplace. Definitely seems like the place to look for a nice dining table, bar, bakers rack etc.
    Guest bedroom I'll probably leave open and eventually put my bedroom set in there when I upgrade.

    Every app I use on my phone now is aggressively trying to sell me furniture today :laugh:

    What's the difficulty level and cost for extending a patio? Only thing I'm going to have to do to the outside the patio is super skinny. Probably 30' long but only 3-4' wide. Would like to extend it a good 8x8 or 10x10 with a little pergola for more space to sit/eat and grill. Not sure if the best route would be going with pavers or attempting to get an actual deck or extend the concrete slab.

    My friend just had a 18x20 paver patio with a little wall done for $11k. Pavers are typically 30% more than concrete.

    Check Facebook marketplace in the expensive town/neighborhoods nearby. You’ll likely find some solid stuff on there for cheap.

    FWIW we got a quote to screen in our deck. It involved adjusting the roof line and rebuilding the whole deck. $40K.

    I did the same. I can tell you the nice part is if you’re signal is weak in one spot you just buy more and add them. No complaints with what I put in and trust me when I tell you he can complain about anything.

    Thanks to our good friend Jorts I signed the docs for my refinance and got the rate down to 2.65 or so. Lowered my payment by about $500 a month I think, which helps as I just wrote a rather large check for the new floors.

    My wife is living at her parents how for the week while I work here with the relaxing sound of the tile being busted up and the wood floors pulled up so they can prep for the new flooring.
