So I have the opposite problem. I can’t get the lever to pull up. I have what I guess is a “Mansfield” toilet it’s like this. The original handles have all stopped because the suction/water weight is too much. Makeshift screwed the arm and handle together and that’s worked on 2 of my 4 toilets but the others broke again. No clue how to fix this, literally can’t flush the damn thing with the lever.
It’s about $850/sq ft, which I know sounds nuts, and it is, but it’s a smaller home and it’s in one of the better neighborhoods in Berkeley with convenient access to shops and transit. I made it sound like it was just the wife that loves the place, but in truth, I was pretty enamored with it too. I just didn’t think our offer was going to be enough so I made sure to not get too attached to the place. We’re currently renting in Berk, but prior to moving here, were renting in historic DT Jersey city. My intention was to keep renting- too strong of a seller’s market for me, but trying to find a decent place to rent here hard enough. Add in the rent moratorium and there’s less rental inventory than sales and the difference between rent and a mortgage isn’t that big.
My brother just paid $300 (or maybe it was fully $315-320) for Boise and that blew my mind. an average home/neighborhood/location in general. May God have mercy on your finances.
Finances? What are those? In reality, it shouldn’t change too much. We’ve been paying some pretty hefty rent since we moved in together. As long as we stay DINK things should be okay ::punches self in the nuts::

DFW. For our purchase in 2019, we didn't have to look hard at all to get $167 next to a super desirable elementary school. I see $134 (untouched since 60s supposedly), $149, $152, and $184, and $215 as the 5 closest listings in our 'hood. I'm guessing those sampling of listings have been passed over for a reason/listed for a decent period, as they seem lower than average. If the markets keeps rising, It seems reasonable we might be looking at $250-$300 by the time we would be shopping for middle schools. Your 850 figure makes that range seem *quite* more palatable. More broadly: Zillow has our zip's 12 month forecast at +19.2%. I've had the same automated emails coming in since 2019, for a variety of Austin and DFW zips, that have been consistently showing expected 12 month forecasts of +8% ~ +11%. FWIW
Sold at $248/ft in a newer neighborhood deep in the DFW suburbs Bought at $224/ft in a much older neighborhood that is closer to the city. Finding a good school district in you're actually in Dallas is a challenge, so that undoubtedly raised our price.
Have a guy coming out this morning to give me a quote on "lining" the main line where it has roots coming in. Fully expecting to get bent over.
I was quoted a range of like $3700-$4300 (depending on factors they won't know till they dig) to replace the main run from the city meter to our home. I think he pencilled in 75 feet.

Dumpy, literally all houses in my hood have an almost identical floor plan. Actually there are about 3 floor plans and then the option to have those individual plans flipped to have the rooms on the opposite side of the house. They are 50 year old boring ass boxes that young people are buying and updating but very cookie-cutter.
I need to get a quote for a new electrical panel, as well as running electricity for a EV charger. The electricity in our house is terrible, and I believe our panel is currently maxed out. I also need to get my garage door fixed so I can get a car into the garage, lol. My FIL is more than willing to install a new spring, but I refuse to allow it. Fuck those things.
So, older neighborhood cheaper? I feel like it’s the opposite here generally. Older = pricier. Our place was built in 1925. Had a structural engineer take a look at it, since being that old, the house has seen some earthquakes. Turns out everything looked okay but he also told me there was about $1M worth of old growth lumber in the house. So instead of faking my own death, my back up plan now is to part out my house to pay for it. I think it’s a great plan. At the open house, the realtor kept telling anyone who would listen that the school district is where Kamala went to grade school. I for sure thought someone with kids was going to wildly overbid. Schools here are everything.
The majority of the homes in my area were built in the 60s and 70s and are in need of work, whereas my last neighborhood was more updated. I imagine all of the old homes in your area have had the custom woodwork restored and the gold replated on the toilets already

Met with another GC with some good design ideas on the master bath. Not sure if I'll be able to stomach the price tag on a house that's outdated in so many other areas. Should be an interesting debate with the wife that will be no doubt clear eyed and rational

It's pretty typical when you get into Subzero, Wolf, Miele etc products. They're both 30" so it's a ton of room.
