That's very similar to my situation and how I feel. If my mom was a little easier to get along with, it would be a lot easier sale for everybody. But kind of like you I think it's doable and the pros of the whole situation would be amazing. Good luck though, sounds like a really awesome journey ya'll are on.
Fridge is going out. Im like 4 to 5 years from a kitchen reno so dont want to break the bank on a fridge because whatever I buy will most likely move to the pantry as a second fridge down the road. Did you ever get Consumer Reports working? Guess I should just be looking at LG and GE?
Yeah, they definitely like LG and to a lesser extent GE in general, excluding high-end. Not sure exactly what you have in mind price/spec wise, but a few of their highest rated standard size french door "value" ($2,500 or less) models are: GE GFD28GYNFS ($2,300 at best buy) LG LFCC22426S ($1,700 on abt.com) LG LRFWS2906S ($2k plenty of places) I have a different 1 year old GE and it's fine other than the ice maker, which is small, bad at dispensing ice, and kind of loud when making ice.
I posted about this two years ago but I started a custom build then and had the appraisal basically come in 150k below my cost to build. Luckily I had tons of equity in my old home and I was able to wiggle my way out of that issue. Still sucked because it tied up my cash I could have used for other things. the appraiser really boned me because there weren’t any comps in my neighborhood and he pulled from the next closest neighborhood which was higher end spec homes on small lots but still off from what I built. I sent him a nice email voicing my displeasure and he basically told me there were no comps for him to pull from and that was the best he could do. I was polite to him but he knew I pretty pissed about it. well since then the housing market has gone nuts and I’ve got 4-5 comps that we can pull from that are great for me. I decided to go to my bank and open a heloc in case of any emergencies. I like having that handy and not keeping months of cash on hand typically. The banker orders the appraiser and guess who I draw? The same guy that did the original appraisal. Fantastic. Can’t wait to see what he comes back with.
You can challenge the appraisal and offer your own comps and they are required to review it, I'd recommend that if he comes back low again.
good to know. luckily I don’t really have a number I need to hit this go round. I think the absolute worst number he may come back with will have me in fine shape. Just an annoying process to have to go through.
Yeah that barn is awesome pnk$krtcrÿnästÿ. You might think about getting professional designs complete with plumbing and electrical. Then you can get that stuff installed, spray foam the walls and ceiling. I'm sure that thing is drafty as hell. My cousin lives in my uncles old barn turned house, and they had to pull off all the interior panelling and spray foam the interior because it was so drafty.
Yeah getting some input, but honestly, place is pretty well roughed in, and we've got a good plan without having to pay an architect or designer an absurd assload of money. I'm starting to garner a pretty cold bias against contractors. Got a few bids on jobs here and there and most of the quotes were absurd. Basically, if you're building anything other than a cookie cutter piece of shit, most contractors in 2022 have no idea what to do. Envelope of the place vis deceptively tight. Couple windows are the big sources of leaks, but there's 6" of foam board around the exterior walls and 8" on the exterior roof. Gonna blast some spray foam in the ceiling basically just to help with air seal, but it's surprisingly comfortable in there
I'm officially a Breeo Slut. Grabbed some cup holders. They're for their own chairs but they work just the same on my Polywoods. Their chairs have channels that help lock in the screw but it isn't necessary. But, I forced myself to complete the set and get the X Series Table so I can cook comfortably. And store at these goddamn attachments. Was it necessary? No. Is it overpriced? Probably. Could it be better? Sure. Do I love it. Fuck Yes.

Hot Water heater went out Wednesday- wife text me telling me we had no hot water... go down, open the cover to the upper thermostat and element to find sparks and burned insulation. Replaced the wire and elements Wednesday night- wake up Thursday to luke warm water (small amount). Replace the damn thing Saturday- remove the new upper element from the old heater to find it exploded inside the tank. TL:DR Glad house didnt burn down- fuck that old water heater.

Gents. My tub overflow gasket is shot. Went to replace and one of the screws to the plate snapped off, and now I can't remove it. Not enough clearance for vice grips and pliers aren't strong enough. Would I be able to use something like this, since I can screw in one side of the mounting plate and there is enough grip for it to rest on the exposed part of the screw on the other side? Plumber will charge you $300 just for showing up. Save $ and try to DIY. Douse that screw with penetrating oil and let it sit for a hour or so and then spray it again. Try to remove with pliers. If that doesnt work you may need to drill it out a bit and then use a screw extractor. But that should work.
