These are just your standard heat pumps. Like I was saying though Mitsubishi is the top dog when talking ductless technology. With that said, depending on your situation other brands might work alright too. I've helped my friend and SIL install Alpine units for a master suite and bonus room that they needed conditioning in. Those are fairly cheap options that have worked out well for both of them.
Gas is considered fancier now so some high end buyers will be irritated if it doesn't have it if you sold But that's quickly changing and fuck em anyways
my AC unico system is 23 years old and my boiler/radiators struggle to heat the second floor of my house. So I’m hoping I can add a ductless heat pump system to replace the ac when it fails and supplement the boiler/radiators on really cold days. I looked at geothermal and it doesn’t seem worth it for my house I’m just learning about this shit but my fiancé wants the second floor to be warm by fall so I’m looking at options/getting quotes for the most efficient options
I’m going to have an irrational fear of plumbing issues for decades. Bought this house nearly 4 years ago and within the first month of ownership the pipe draining the kitchen sink burst and draino-infused water got on a bunch of stuff in a storage room under the kitchen. Since then I’ve had sometimes significant plumbing issues about every 3-6 months. Cleaning up after dinner tonight, ran the disposal, and discovered the sink is clogged and water was coming up via the other side of the sink. I’m scared to do anything other than call a plumber at this point

Serious question and the TMB search function is dogshit: I have a gentleman's agreement on a purchase price (texts only), but I have a sneaking suspicion that the appraisal is going to come back a lot higher than his asking price. Like a LOT... maybe $75K higher. Is there anything I can do to hold him to his original asking price except pray? He is not using a realtor and he's bought & sold 15 or 16 of his own residences. He's been extremely forthcoming about the condition/upgrades/etc. Everything he's told us has been verifiable with receipts, online stuff, etc. He appears genuine and honest.
If you go under contract he’s as tied down as anything you can do. You really only need appraisal if you are using bank money.

ah where in PA? Know raritan well. we were originally looking a bit further East in Warren, but inventory has been shit. This is still at the top of the “mountain” and close to some of the food spots up there.
We have an appraisal today and are nervous as hell, lol. And it’s only so we can get a loan to redo the kitchen. Our fence guys have yet to fix it since the trees fell on it, and our shed has a busted window from them, as well. House is cluttered bc it’s small and we have a 15 month old, would hope he’d look past that and appraise the house as if it were empty.
So off 78 near center valley. Not sure if you are familiar but essentially south of Allentown and Bethlehem. I also worked a lot in Warren, Clinton and Morristown. I will say I love the area between Milford-New Hope down the river, either side. Some remote type property but still have the relative proximity to Philadelphia, New York and other civilization. Not dead set on that but we started looking last year. Like you said, not a whole lot to pick from out there. Also if you and/or your wife commute, much better than slogging through that shit every day, even if it only cuts a few miles off.
I don’t think cosmetic issues in the yard will have much, if any, effect on the appraisal. I would declutter as much as possible tho. Fill your cars up for two hours.
Are you getting an appraisal for your financing? I only ask because I've never had a situation that the seller would get that info, it's only for the buyer and their financing.

Roundup is pretty bad for the environment and kills like everything even close to what you spray. I still use it though because fuck the planet.

I would be VERY surprised if he will get that info then. Also, depending on how your financing is structured that could be incredible for you and not have to put as much money down if your willing to finance it. For example, you purchase the house for $400,000 you would have to put $80,000 down at 20%. If the house came in at $500,000 on the appraisal you can put 20% down on that, so you would just be financing $400,000 and wouldn't actually have to come out of pocket for any of the down payment.
Yeah I dropped black fabric over 95% of the area of concern, but there's jyst a couple areas left where I don't have time to negotiate with the weeds on a weekly basis
The fabric stuff is only so good in my experience. Maybe we bought cheap stuff and maybe it's supposed to just limit weeds but I was not blown away by it, especially considering the work to clear everything out and put it down.
The fabric seemed to really help in our garden a couple years ago. We have some MASSIVE weeds that grow around our gutter drains.
I prob was asking too much. I want a long term solution and there really isn't any for weeds where I live other than spot pulling them every week or so
It only lasts for so long. Typically the juice isn’t worth the squeeze in my experience. It’s usually better for planters/pots/small gardens and not actual yards or straw beds.
That's my feeling. You can put it down initially but clearing a 1000+ sq foot bed of all the mulch and crap and reapplying the fabric every year or so ain't fucking happening.

A significant portion of inspectors and appraisers are absolutely garbage. We had our house appraised and he came in at LEAST $200k low. He said he didn't have any comps even though 3 of our exact model had sold within a mile of our house over the past 6 months for 2-300k more than he appraised.
