Yeah Nug i work in steel and pricing is surging like crazy. about the same rate we saw during covid and there's not an end in sight. people are running out of shit and panicking. It's only going to get worse as tariffs officially start this week. i think we will see building costs exceed 2022 highs by the summer.
no. We bought a property and we’re going to build from scratch (it’s in this thread). Despite our best efforts, we couldn’t get the appraisal within 500k of the build cost. The more recent black houses I have posted are done and we are closing Monday. They are best considered semi custom. We didn’t do the floor plans.

Hughes Net only gives you 200gb of data “preferred” and then throttles. I read people say it can throttle down to less than 5mbps, which won’t allow me to work.
