Like everyone else has said. 50% of the total cost is not bad, especially for someone like yourself who was hesitant to push the boundaries. Congrats on the house!
I do and I'm 99% sure we had the inspection first. Maybe it's a VA thing. Or maybe I'm just old and easily confused and forgetful
wife used to work at State Farm, so we haven't moved our auto and renters but we were planning on doing so once we started home insurance shopping.
10 years in the industry and Allstate takes that title, at least in the Southeast. I am now doing more commercial insurance and personal insurance by referral only, but in my experience most shitty experiences in regards to an insurance claim is most often the agent's fault and their failure to disclose the shit coverages and limits they have given in the policy. Basically when that occurs you have hired a dipshit agent and he/she hid facts and stripped coverages on your policy to give you a competitive offer to lure you in as a customer. It comes back to bite the customer in the ass. I am sure several people have had decent experiences with Allstate but more often than not I am not impressed with the company.

I agree that Allstate is the worst major insurer fwiw, but State Farm has moved that way. Fwiw I'm speaking primarily about auto claims since that's my area, but I have some homeowners experience and have heard similar stuff
That sucks, I haven't seen or heard of that as much in regards to State Farm on the auto side, at least in the SE. Most of my gripes with Allstate come from the home insurance side. Side note AmFam sucks as well.
SF is on a mission to eliminate all their field staff right now and do all claims inside or with IAs. So eventually customers will never be able to meet an actual employee in person. A year or so ago they made all staff reinterview for their own jobs. Morale is shit with 95% of their people I meet
I have heard similar stuff. There is a large regional State Farm office next door to my gym and a few of the employees I have talked to have shared similar sentiment The industry is most definitely going through a shift. Claims, sales, and service wise.
Electrician is coming today to install electric, cable and hang my tv on the pool deck. At least I think he is. He came on Wednesday and both he and the guy he brought with him were too fat to get where they needed in the attic, so we had to reschedule for a day a smaller guy was available.
He's here and of course something is going wrong. Why is everything so god damn hard with this house?

Didn't AllState piss on a bunch of agents about 10 years back with commission changes and the inability to sell books of business moving forward? That destroyed their morale.
yall will be happy (or maybe disappointed) to learn that after the first inspection, no termites were found or signs of termites in the house/walls/crawlspace then a second inspection by a friend in the business (who finally had a job near by) concluded the same both agreed the picture I took looked like a termite, but have never seen a hole like the one in my wall caused by a termite couple of good heavy doses of preventative treatment and we should be all good to go
thing was a week or so before I posted that original picture, I had seen some swarming of flying (what I thought was ants) insects around my front bushes, I went after them with both permethrin and bifen, immediately soaking the bushes, the house, and the ground in that area with both pump up sprayers then after finding the spot inside and posting here, I did some googling and both those pesticides work on termites as a "repellent" treatment and do my own pest control stays that most people use "non-repellent" treatments these days I was scared to death that I had "repelled" the swarms directly INto my house
Has anyone had beetles that look like ladybugs infest their home? I guess infest is probably harsh, though one day there were like 30 of them on our sliding glass doors (on the inside of the house, that was fun). It's been months and we have sprayed the perimeter of windows and doors with bug killer juice (idk which brand we got), but they're still getting in - usually just before dying on the windowsills/floor outside the sliding doors. WTF do we do to get rid of them? I read they hide in shutters and window frames - will we need to remove/update them to get rid of these things? We probably get one 1 or 2 a day, but it's still annoying that we can't rid ourselves of them.
Yes. They were terrible this past summer around here. Literally thousands and thousands of them around our hunting camp. I heard they don't like lemon to hang a lemon Clorox wipe or something around the doors so they don't get in. I did, didn't really work. Enjoy your beetle swarms

If someone hired an electrician to install electric and cable on their patio and they mangled up the block so there's a big extra opening. Is that a problem? Asking for a friend.

Unless he did a very shitty job, all energized parts are isolated, insulated and grounded. Technically it should be fine. However I would still cover it up for peace of mind from small fingers going in there.
For behind TV mounts, I installed these at my dads and just put them in my new house. With your set up you probably will have to angle your tv so the plugs can plug in.
