Bought my first house in July. My neighbor is awesome and cut my grass for me for a few months. I finally went and bought a lawnmower today. Kicked up a rock and shattered a big French door window. Classic.
We had a wind storm Friday and one of my larger trees came down. Came about 15' from hitting the house. Excited for it to stop raining so I can get the chainsaw out and go full redneck on this motherfucker.
Getting the pool back into shape this past weekend, was almost 80 degree water temp before these last few days of cool weather. Hopefully over the next few weeks it will get back there, we get a ton of sun on it every day so it should increase pretty quick. Really stoked to get 2+ months more swimming time this year (didn't finish getting built until the second week of July last year).
Idk if I'll actually pull the trigger and buy something, but started on step one by applying to get prequalified.
I'm needing to get a wifi extender for the house and I'm trying to figure out where to place the modem and router. Should I put it centrally located or at the back of the house where it's at now and then put the wifi extender in the middle? Also, recommendations for extenders?
Is your modem also the router? Are you not able to centrally locate the router (which I assume is your Wireless Access Point)? Placing an extender right next to the source does basically nothing, so you should put your extender in a central location.
Modem plus router. I've had the same router for about 7 years. First thing I'm going to do is upgrade that and see if that boosts the signal.
Anyone have cable and internet together, where the cable boxes are wireless and get the feed from an adapter that talks to the router? I really want to update my router for faster internet but i'm afraid of messing up the wireless boxes if the adapter doesn't talk to the new router.
Pre-Approvals are good as long as the Credit Report is valid, so 90 days. When/If you make an offer, you should expect another credit pull of the report expires prior to the closing date.
We sprayed around the doors with bug killer, which has worked to kill them but some are still getting in and dying like right away. It's weird. Did yours eventually go away? Interesting. I'll try that, thanks!
my wife and i have been making a list of things we'd like to do to the house and prioritizing tasks. closing date is 5/30 and we have to be out of our rental by 6/28, so it will be nice to get some stuff done to the house before we have to move in. in y'alls experience, does it make sense to refinish kitchen cabinets and paint kitchen walls before or after removing and replacing the countertop? planning on fixing up the full bath too, which is currently vinyl tile.
If it is purely cosmetic, such as the kitchen stuff appears to be then do it right away. If it is remodeling a full room such as the full bath, best to be in the house for a while to feel it out and that will give you a better feel of how the room/house flows and how you really want to spend your hard earned money.
I've used Kelly Moore and Sherwin Williams now and have found SW to be better overall. Easier to paint with. KM is still good, but I found SW more forgiving for me as an amateur. I used their "Emerald" product in my bathroom which is pretty expensive but it's really nice for humid areas. Great paint.
Vinyl tile will at least be easy to demo And this, but if budget is an issue I'd do countertops first. If you paint first and then rip off countertops you're likely just going to damage your new paint job when you do it. Whereas if you do counters first they can easily paint around the new ones when you have that done.
Just finished the biggest project of my life. It took me just over two months from demo to finish. I'll throw up some before pics after this post. Really pleased with the way everything went despite nearly killing myself a few times. Spoiler

Looks great. I really like the tile choices. We have a very similar (although different sized) floor tile in our bathroom and I've always been a fan of white subway tile with a dark grout.
Hurt back while DIYing on the house and won't be having sex for a while, doesn't get much more old man than that.

So I'm going to get a deck built that's probably 24x16. Plan to put a roof over half of it, a bench down one or both sides of the uncovered half. Under the cover, have counters built while leaving a few 4-6 foot gaps for various grills/other cooking stuff. Anyone have any cool/not expensive ideas? I've thought of adding a drop down for a fire pit, not sure on that will price it out
I received an unsolicited letter of interest for my condo today. They aren't looking exclusively at my condo, but all of the condos with a similar view. I've only owned my unit for a year which I believe means I would have to pay capital gains on the transaction. If I purchase a different house inside of X days, do I have to pay capital gains? If I decide that renting is more beneficial in the short term, and I have the requirement to buy a house inside of X days, can I purchase an investment property with the proceeds?
This concept is called a section 1031 exchange and applies only to business properties, for both the property sold and purchased. You will probably have a hard time qualifying for the residential exclusions but depending on your situation and how much profit you would be realizing, you (or your CPA) may be able to minimize or eliminate the taxable gain through adjustments to your cost basis. Certain fees/closing costs, improvements, etc.
Awesome, bc the 6 quarts of samples I bought were from SW. With no intention, I wound up visiting 3 SW stores over one weekend, they were simply on the way to where we were going, with 2 being completely forgotten about and just pulling in.
Is there a TMB consensus favorite for closed circuit home security systems? I'm about to pull the trigger. Ideally, one without a monthly subscription.
By closed circuit do you mean video system? We need to decide on a security system, but motion detection does no good with the dog out during the day.
what kinda dog? the one i have is camera specific on its time marks for motion on the dvr, so it wouldnt be a big deal unless you have someone come in around the dog
