Also I'd cancel the meeting with the structural engineer. Once he tells you you have structural damage you have been made aware. Before that moment though you can claim ignorance. For all you know you are simplyclosing up a 6 inch gap that got a little out of hand. You're no structural engineer with deep embedded knowledge of the inner workings of construction science. You're a simple DIY'er trying to fix an aesthetic problem.

Shit man, that doesn't look good. Hope your contractor guys can halt the problem, and possibly correct it somewhat. In the interior of the garage, are the walls stick built or block or concrete?
The garage walls are block, with an interior framed and drywall. The remediation from 1st contractor is to put piers in. Seems like it will work, but first guy was quoting about 1k per pier w labor. Haven’t got official quote, but we will see. I don’t really have a choice, just gonna suck paying for it then selling it.
I assume you are talking push piles and $1k per is a good price. If its just that corner of the garage you might not have too many.
Basically a steel post they put 20ft into the ground with a brace on it which bolts to the foundation. It goes around the corner of the garage and to the back end of the house. He said 9 posts.
If I am you, i am making sure that your solution actually solves the problem. You dont want a bandaid, you want to stop the bleeding. If its something simple like rerouting water, then, i would have no problem morally fixing the trim and caulking the brick if you fix the water issue. If its an actual foundation problem (which is more rare) then you need the poles and you should do it despite what lechnerd says. Does the inside show any separation? Would think you would have a crack in the slab. It could simply be that they didnt tie in the bricks and the minor water is pulling the brick away and that nothing serious is going on.
it could be that the footing for the brick was just poorly done, and a simple tear down of the brick and redo of the footing along that wall is all that is needed you said there is a cinder block wall behind that brick? has the cinder block moved? any cracks in the sheetrock inside? lots of people dont realize that in modern homes, bricks dont typically hold your home up, but the house holds the brick in place (its literally not much more than decorative)
I am definitely not settling on the first recommendation on how the best fix is, but from what I see with my own eyes, it does seem like it’s quite a problem. Keep y’all posted. Another contractor coming Thursday.
FWIW, we had to bring a Structural Engineer in 6 months after we bought our last house because an interior wall was sinking because the previous owners DIYed their kitchen and didn't take the long joist runs into account. 3 piers later, we never had another problem, so it costs, but it works.
This is what I'm thinking after seeing the second set of photos. If you don't see issues in the inside I think it's just the brick veneer coming off the blocks.
sorry, i didn't post another picture, but the block foundation below the brick veneer is cracking as well. also, have contractor coming tomorrow at 4 too. in other news, i need a new water heater... is a water heater a water heater like the run of the mill from HD? i am not going tankless.
