In Raleigh and our market is just crazy right now. Bought my house 3 years ago for $215,00, have done about $75,000 in renovations and have no doubt I could easily sell for well over $400,000. Actually thinking about doing a heloc and would be really interested in what the appraisal comes back at. Three houses in my neighborhood have been bought in the last few months for over $350,000 and have been torn down and they are putting $800,000+ houses up. I’m not going anywhere so I would have to buy right back into this craziness which is why I’ve started looking for land and want to be the GC on my own build.

If it’s not too late, and you haven’t already, go to a Local Credit Union for HELOC. Rates / terms will be ridiculously better than any bank, for HELOC limits <$100k
Good idea. Regions does a “loan in a line” with a fixed 4.125%. We’d only need $20k or so, but would take out a line for $50k and still conservatively be at 80% LTV.
Rates for HELOCs are tied to the limit... Higher the limit, the lower the rate, so go to $50k & definitely reach out to a credit union. If you want to go with a bank, Bank of America is probably the most aggressive currently. I have a point of contact there, if you'd like. You will more than likely get additional discounts for taking an initial draw against the line at closing... you typically need to maintain the balance for 2-3 pay cycles, for the discount to be applied. If you ever actually use the line & carry a balance for a period of time, it should pay for itself
Good call. Regions was our first stop because that’s who has our mortgage. I do like that they pick up the closing costs and there’s no fees whatsoever. We’re BOA signature or preferred (whatever it’s called) customers so that was going to be our next stop.
You should get relationship discounts because of your status with BOA... There are really minimal fees for a HELOC & most places waive them. The bulk of what you'll pay is the FL Mortgage tax... there was a time where BOA was covering that & most places don't
Finished a long overhaul of the front yard landscaping. Includes a retaining wall in the front on both sides, many new plants and borders for the trees and knockout roses to help obscure the utility boxes. Old: New: Happy mostly with the project. It’s a little hard to tell but on the far right there are some large boulders that came with the house so having to do masonry on top of those was tricky as they didn’t connect and I’m not sure how stable things are as a result. Also I tried to lean the retaining wall in to add strength and as a result and it’s not exactly level. The stone isn’t an exact match of my facade either. It’s a little tough to see the crape myrtles as they are not blooming but their leaves look a little rough, I’m not sure if they have survivired the tranplsant.

any tips on repairing some dry wall? had some little bastard knock a small dent/hole (probably 8 inches in diameter) into wall and the parents won't accept their kid did it, so I need to fix it. Can i just get a patching kit? I've never messed with dry wall before.
I tried something similar once. Looked like a guy that had never patched drywall before patched drywall. I now call Miguel. Some things I am more that comfortable outsourcing. Good luck.
I find it interesting (though not necessarily logically inconsistent) that the person who advised Baron to basically rub some dirt on his $30k foundation issue, also thinks he needs to hire out somebody to professionally patch drywall.

For the record my big stretch caulk recommendation, while universally mocked on TMB, was actually the right call. It would’ve solved the problem until he sold the house a short time later. Oh and he would’ve saved $30k. Who wouldn’t like that?!??? If somebody would’ve told me before I bought $30k worth of ORIG “hey bud, why don’t you buy some big stretch caulk instead of ORIG?” I would be eternally grateful.

On what grounds could they sue? He can claim ignorance saying he was caulking a crack like he does with all cracks around his house. He’s no structural engineer. The person getting sued is the home inspector he likely would’ve fooled.
