not all inspectors are worthless. He swung by the house today for free and had this tool, and fixed it for us. Said our painters had been cleaning their brushes in the sink and also dropped a screw in there, and probably got it stopped AC just needs a tune up, which I did notice he put in his inspection. Had a local company come start it up and freshen it up. Unfortunately I'll be finding small stuff like this for the next several months. Previous owners were super nice people, but I'm 100% sure they didn't do any TLC for the entire time they lived there. I'm finding a million small projects that all take 5-10 min to update, so not hard, just annoying. No WAY they touched all the beds (of which there are many) for 2 years. I'm glad they only lived here for 2 years.

Speaking of random shit breaking....my microwave isn’t heating anything after my fiancé heated rice for 15 minutes in the microwave. So that’s good and all. Our siding project went about 3k over budget due to some stuff coming up once we remove the vinyl siding, namely our house was once upon a time a stucco house. This house has been a fucking headache and I have to bite my tongue because she wanted it.
I probably will. I want to make sure this new strand of Bermuda is as special as advertised first. That area under the trees gets only about 2 hours of sunlight per day so if it can grow there it can grow anywhere. All in all though for it to look this good in December and it hasn’t been watered in 2 weeks, I’m pretty happy. It survived. I’m shocked how little of the yard 2.5 pallets covered. If the grass looks as good next spring I’ll redo the rest of the back yard, I’m guessing that will take another 4 pallets. Looking forward to it.

If I was you I would just seed. I know you like to but it'll be a lot cheaper and easier. You could always go by your local lowes or HD and grab a truck load of Mexicans to lay it for you next time on the cheap if you decide to go that route.
I have an older base model and had a large dog with short hair that shed a lot, it worked beautifully. It won’t replace a thorough cleaning but it will keep it pretty tidy in between, I rarely sweep anymore. It’s a little pain at first because it will get hung up but once you identify and mitigate those problems it pretty much is worry free
Yes, I lost my dog a year ago, and I still love mine, all hardwoods and tile downstairs so it is great for picking up dust bunnies and random stuff that ends up on the floor like dirt tracked in from outside. I have a dyson cordless I use for everything else.
Just accepted a counter offer on a new house. Wife and I are upgrading. Getting a bigger house with brand new garage, new AC unit, less than 4 year old roof, newly upgraded kitchen and all 3 bathrooms newly upgraded. Offer is contingent on us selling our current house so busting my ass (wife out of town for work) to get our current house in order so we can list it asap
Don't have a roomba because my dogs would likely attack it, but I did buy a stationary vacuum kind of like some barber shops have and it is amazing. I just sweep pet hair or anything else in front of it and it automatically sucks up anything placed in front of it.
We were unsure if we were going to move and saw a house we really liked and it's moving quick. My agent said houses in my area are almost all selling within 21 days so he said it isn't a big deal and told me their agent when told price of my home we are listing and where its located and didn't seem worried about it selling.
We can get a loan to go forward if need be without contingency, but figured if no one seems worried it'd be nice to just use equity in our current house to pay down payment for new one. Also our mortgage company said they'd approve without the contingency if needed.
Name P. Redacted i finally had a guy come look at the situation. It was as I thought. Lack of power from the furnace and air handler, need to pop a C wire into both the air handler and the Nest. Bit of a problem because the air handler panel is pretty difficult to access. Gonna try to do it next week
A roomba might have been the best purchase I made after buying my house. Full open first floor with hardwood. Have it go 3 times a week. Amazing how much dust it picks up.
Yes! It’s great at sweeping and good at vacuuming. Things start to look messy if I forget to run it and don’t sweep and vacuum myself. If you’re a neat person it really cuts down your cleaning time.
I have thought about it, but I travel for work a lot and don't want to be constantly be leaving him/her. I have look at a path in my current company to management and if I stop traveling to the level I do today, first thing I am doing is going to make sure it is cool to have an office dog and then start looking. My lab was incredible. Hung out with a buddy's three year old german shepard and damn I forgot how much I love that breed. Incredible dogs. Fuck... new subject.

I got 2 GFCI's that went out yesterday, one in my garage and one outside. The one in my garage is for the cable and the one outside is has Christmas lights. Only thing change recently is the deep freezer i put in my garage. I doubt the Christmas lights made a big deal. I turn both off in the circuit breaker and let it cool for an hour. Still not working. The garage GFCI always tripped, even before I put the deep freezer in the garage, when the power went out. So I called the warranty people to schedule an appointment. BUT My damn receptacle that my cable uses is out. Is it ok to run and extension cord to another receptacle to watch TV?
what is tmb preferred router these days? just added 3 new smart plug (up to 7 total now), have lifx bulbs, a couple of smart tvs, 4 echo devices, firestick, ecobee, and whatever wireless phones, tablets, and laptops are active at the time so i am starting to think its time to upgrade my linksys 3500 from 6 to 8 years ago lechnerd
I upgraded to the netgear 7900 a couple months ago, that has worked well for me. Don’t have any smart plugs or lights though.
