I’m slightly less than an hour west and my real estate agent (friend since elementary) texted me and said he doesn’t know what I paid per square foot in 2019 but he’ll guarantee $10-$15 per square foot even if the dogs and kids have torn it up. We can’t find qualified labor at $35 an hour because bigger names are offering more money for less experience. We can’t afford to pay more. It’s an exciting time and it feels like a bubble except it’s all blue chips investing the money in this area. The lady who bought the lot across the street from me told the builder “I want there to be no question which house is the most expensive in this neighborhood, any other questions my architect can handle.” I’m the only person within a six or more house radius that is not from California, Colorado, or New England. A lot of them are on the clock to reinvest money from the sale of a house there to not pay cap gains.
I live on the road I grew up on. The house I grew up in and six other houses are all owned and rented out by someone hiding/shuffling money from sales of property in California. The kinda person who buys, super updates them, all energy efficient everything, solar panel stuff. They clearly know the tax game well. They’re all on or near the Tennessee river so I know they have to be ballers.
My brother in law is a contractor in the Huntsville area. To say he has done well in the last 20 years is way understating it. I might be envious if he wasn't a decent and humble guy about his circumstances. He knows he got lucky with the growth around the area as he got started, but this is like winning the lottery.
Rarely am I jealous of not being an investor in clients’ deals, but the tax-incentivized storage facility in Huntsville that I reviewed a few months ago is one of those times. Thing is going to print money, and I suspect most things of that nature will in Huntsville.
Congrats Huntsville, Alabamians......for now!!!! Some are apparently not giving up and think this decision has Trump's grubby little hands all over it.
