Its really a sellers market in JoCo right now. Be prepared to pay at or above asking for anything worth a damn. Only place to find good deals are out in country near Gardner.
It's not that bad from my recent experience. It's not an easy market as a buyer but it isn't that bad either
Our house was on the market for maybe 24 hours. Listed. We met asking price. Call 2 hours later. Started paperwork that night. JoCo housing market.
Thats the biggest thing Houses sell asap There was only like 2.5% vacancy rate last i looked. Dont list if dont have next place locked down
Yeah bought a good house that had been on the market three weeks and then was able to negotiate it easily. It's not a dead market but it's nothing compared to what we dealt with in north TX
I'm probably unfairly calling it "not that bad" because of my relative experience here, but we didn't have too many crazy issues. We didn't get the first house we wanted because someone came in and paid cash but it was also in a desirable neighborhood
That also helps if you arent competing with everyone for the same starter/mid-level homes. What do we consider higher end?
Yeah, $1400 should get a house/ townhouse in JoCo, or a pimp place near the plaza. My wife's family owns our place & its $800 bc that's their payment. Its probably $150k house.. 3 bed 2 bath..2 car garage with deck in OP. Its so cheap that we are too lazy to move. The money my dad left me is enough to put 20% down on something close to GFA's neighborhood, but havent pulled the trigger.
I have no desire to spend that much on a mortgage right now but I still think I should be able to find something
I like that most of the photos to show off the wonderful apartments is just the same floor plan at different levels of zoom. A lovely place.
