And I'll point out that it's dumb to not have a mortgage right now. If you have the cash to pay it off, great. Invest that money and make more than the 3% or less you're paying on the mortgage. If you have equity, take it out at a cheap rate and invest it. It's doing nothing for you just sitting in a house.
