I haven't been in prob 3 years but I used to work in that area. We'd eat there once a week, always good. It wasn't the best pizza in the world but usually solid.

Wife and 2 young kids. I think it will be a hybrid WFH/Office situation but I will be on the road a bit. I’ve got some good friends in Neptune Beach, but open to anything really.
I like Atlantic, Neptune and Jax Beach. Then you can get into PV Beach. Nocatee is always an option out there with all the bullshit they've got going on. I really liked Jax Beach, my mom is still there. Everything you need is out there and don't really have to leave if you don't want to. Random: I miss Jumbo Shrimp games a lot.
Jeez, I hope not. Will be looking to buy closer to StAug in 2 years. The 3/2 I’m renting in mandarin right now is 1250 sqft and sold for almost 300k at the end of the year. That is absolutely bonkers to me. I bought a ~2000 sqft 4/2.5 in a nicer neighborhood for 189k, 6.5 years ago.

Depends on what you want. The size how you're looking at, you're not really going to find in places like Riverside. Depending on commutes, you can look in Ortega, San Jose/Epping, San Marco(size will be an issue here, too), the area before crossing the Intercoastal has some nice places without being all the way at the beaches. My ex and I love(d) Mandarin and I think we have another TMBer in that area (Zap Branigan maybe?)
If you're going to be traveling, proximity to the airport should also be checked. It's at the furthest north end of Jax and while you don't want to live over there, there are certainly parts of town that will make that drive a little easier than others.
Nocatee is the shit for all the amenities. It's just where all the white folks find their safe haven. My wife taught at the school in there for a minute. I know 3-4 people that live in there. I will probably be there next month peeing in the pool.
It’s certainly not for everyone, but the Fleming Island area in Clay County has good schools and a lot of housing. I work in Jax in a hybrid office/WFH situation and you can avoid a lot of the traffic issues if you get the timing right or have flexibility.
I get the hate for plenty of the people that probably live there - bunch of Boo MFer! s I assume - but the location is great, the schools are great, and you're still getting in relatively early on an area that's blowing up.
We’ve been living in Manhattan apartments for the last 13 years. We want a nice house with a proper backyard but doesn’t need to be huge, actually don’t really want a big place. We value location, convenience, somewhere that is a nice neighborhood that isn’t a gated/HOA type place. Is there a “historic” district in town? Very early stages, just trying to get a sense of where I should begin our search. Appreciate all the help.

The schools are great because of the demographic imo. I have a friend who bought his house in there from one of the first developers. It was one of the last initial houses built. He bought it for $275K. I think he could get at least $1 million now since he's added a pool.
Your old area seems much more laid back than the newer areas. We don't hate it, it's just not really us.
I’m picking up San Marco and San Jose area vibes from your posts. I live at the beach and probably will never leave. If I had to go more west, I would consider Avondale.
Nocatee is almost done. There's like 3 neighborhoods left iirc. And the location isn't that great if you’re in the newer areas. It takes 15 minutes to get from my house just to Philips and then you still have another 10-20 minutes to get anywhere. It really is a bubble. You're so far removed that you never leave. Not trying to shit in it, hell we live here. It's great for a lot of people. It's just not us but not certain we'll move bc that's a pain.
If you do the beaches you’ll have the opportunity to hang with our resident handsome Dr killrbee7 which cannot be discounted
The biggest negative to Nocatee for us is there's just no diversity of people. Not talking just race either. I miss walking in a gas station and having a redneck in jorts and a gators tank top and flip flops. That's more my people than the high falutin folks out here.

I don’t mess with blanding at all. I just avoid 17 and the buckman between 7-830. I went to the office yesterday and got there in 40 mins (Fleming to Baymeadows/95 area). Not bad in my opinion, but I can see that being too much for some. I have a lot of flexibility though, and understand it would be a lot tougher if I had to stick to a strict schedule.
That the majority of the "town" navigates via golf cart is one of the most on-the-nose descriptions I could think of for Nocatee.
