The new ballpark location would be good IMO. Walking distance to all the bars in Ybor. Selmon, 275, and I4/75 all dump traffic right into that spot. The trolley car would be able to take people from downtown to the stadium. The only thing is that this doesn't put the stadium directly on the water, which I think would be cool.
IF this gets approved, they really have a great opportunity to do something amazing between this new stadium, and the vinik redevelopment of channelside. However, since this is Tampa, it will probably be a colossal fuck up
I would go to games all season of the stadium goes there. 10 minute easy commute vs 45-hour in traffic and across that. Bridge Anything more than 30k capacity would be unwise
I still don’t think this is a great market but that location is about as good as they will get. If the rays become competitive again like they were under Maddon I think they could fill 30k on weekends or when big teams are in town. I’m not a big baseball fan at all but my hesitancy to attend a game boils down to stadium location more than anything. Biggest issue I see with the stadium is heat and rain. Rain is intense but at least it isn’t typically for long during the summer but the heat in the summer for a Day game will be fucking brutal. If people don’t want to go to Bucs games in September, will they go to a rays game in July/August?
I'd hope they do what the Marlins did and put a roof on it. It's too hot in FL to sit in the sun for 3 hrs 80 times a yr April-Sept. Add in the daily afternoon T-storms starting in June, and half the games will be rain delayed.
ha I'm thinking they don't have a budget for a dome. can they not just do a half roof that covers the stands?
shade > direct sun obviously, but locals don't get completely destroyed anyway imo. I'm not saying people want to stand in sun in July/August but we survive it.
A lot of season tickets would be sold by firms/companies wanting tickets for clients. I don't necessarily believe it would be full every game. I would consider season tickets just because my kid is getting to the age where he'll enjoy it. I agree they would have to do something about the heat during the summer. Sitting in the sun with the Tampa humidity would be miserable and is the same reason I don't go to early season 1pm Bucs games.
Westchase guys, how are the IMT Westchase apartments on Linebaugh, just west of The Publix and Country Way? Looking to relocate my Office into hear of Westchase and found a good plot just in front of those apartments. Not looking for them for business. Just making sure it’s not a bad demographic living there. Do you guys think going east on Linebaugh that 1/4 mile past Country Way is a good, “central” location in Westchase? On the south side of Linebaugh around there, it’s all undeveloped so worries me nothing else is there. I don’t want to go up to Country Way and Race Track, plus there’s nothing available for what I would need there. Is that more the new “center”? There is also a medical complex across from WC golf course but buying this plot is better for me than leasing over there. Appreciate any thoughts.
I feel like east of Countryway is better because it will get more drive by traffic for people going to/from work and taking/ picking up kids from Westchase elementary and Davidsen Middle.
I agree. Unfortunately, there’s nothing that way other than leasing at a real high price. Gonna have to do a lot more marketing bc of that in the schools to let them know I’m right there and a lot closer than I was over east of the Veterans.
Marlins got the local government to pay for a lot of it. Absolute robbery. No way tampa makes that mistake. Rays just cannot consistently pull enough fans to make that a fiscally responsible move
I think all of those apartment complexes over there are a mixed bag (IMT, the newer one on Countryway, the ones closer to Publix). As with any apartment complex, you’ll have your riff raff, but I think they’re pretty expensive (relatively speaking), so that weeds out some of that. I just can’t see going west of Countryway being a good idea. I guess it’s closer to Westchase than you are now, but that area seems so disconnected. The eye center buildings are an eyesore (no pun intended) and the area across the street is all undeveloped swamp. West Park Village will always be the “center,” but there’s obviously a high premium to be in Westchase proper.
Biggest thing for me is proximity to all the schools and that spot is 2 miles from WC elem, 1/2 mi from Deer Park, and 1 mi from Mary Bryant. A lot of Mom’s not wanting to drive 10 mins out of WC and past the Veterans. I hardly ever get drive by as referral source anyway. Appreciate your thoughts, but may do it anyway. Was hoping you’d say “it’s fine, so close, no worries”, lol.
You're talking about 2 locations less than a mile in distance, so in reality it probably won't make a difference. Like when I went to find a new primary care physician when I moved to the Westchase area, I used my insurance company to guide my search. And then picked the one closest to my house that didn't look like a creep and had a good rating (it's actually a smoking hot Indian lady). I would think a bulk of your clients would do the same.

Serious question. How much is this weighing on you as a SH resident? I think you said you don’t live in the specific area where the shootings have happened, but what’s running through your mind?
My house is about a mile from the area of the shootings My fiance's best friend lives off Caracas and Nebraska. She had to drive through multiple roadblocks and got ID'd twice on her way to work today. I worry about my home's value going down and will be using the house alarm system on a nightly basis (which is more than usual). My fiance, being the normal woman that she is, is 100% certain her friend is getting murdered and that she is next after that.
My house is also ~1 mile away. I am actually on the same street (Wilder), but on the other side of the interstate. I am not particularly worried for my personal safety because the shootings have been very localized on the east side of the interstate. The east and west sides are two different worlds, and the interstate is essentially a wall between the two. It has definitely made me more vigilant, and I find myself paying more attention to who is passing through the neighborhood. Like danny2430, I am also worried about what this is going to do to home values and general area development.
I'm also west of 275. There are some nice areas east of 275, but it really is a different world. Go drive down Nebraska late night and then drive down Florida. Two completely different environment s I'd say it's scary, but I'm not worried. All 4 are within 1/2 mile radius and I'm a few miles away I doubt it will have any long term impacts on the area, they person will end up doing something stupid and getting caught. Hopefuly before killing anyone else
