Not a fluke I was actually impressed with that test (Google), my speed at the house has tripled in the last 5 years or so My choices are this provider who advertises up to 30 ($65/mo), a wireless gimmick who promises up to 25 with a 60 foot pole on the top of my house ($75/mo), or Hughes Net Living at the lake an hour from the nearest city you have ever heard of, has its disadvantages
I recently tried a pair of those and a pair of the Patagonia Essentials (half off because they were a crazy design). I like both fabrics pretty well but much prefer the waistband on the Essentials. That’s just my two cents. I can’t speak for the durability of either since they aren’t that old.

I was floored that Clallam County went blue this election. But I looked it up just now and they’ve gone the way of the winner since Reagan. Now I’m even more floored. The area is beautiful for sure; shit, I wouldn’t mind getting a spot in Port Angeles looking out on the Strait, but being old logging country, many of the residents look as though they haven’t seen civilization in 20 years.
I def want a spot in the Sequim/Port Angeles area next. I really like Sequim and the area South/more inland towards the mountains But for access to the NP, Forks is closest.
Congrats! The Olympic is one of the most beautiful spots I’ve ever been, love it there. Almost had hot coffee shoot through my nostrils.
Be mindful there is not a great appetite for spec, non-owner occupied financing currently. The cabin will be the easier path and likely better investment.

Bogs insulated waterproof boots are the best I’ve ever owned. Loose layers are best, in terms of long underwear I’ll only wear the bottoms if really cold out. Anything works IMO. Other than that, good socks, keep the snow out of your boots and you’ll be fine. Or just pay someone to get rid of your snow. I know some don’t like that but I enjoy it.
I'm only an amateur in this field, so I'm sure there are a million other factors to consider. But most every offer on vacant land should include with a 1-2 week feasibility period so you can perform your due diligence -- soil tests for septic, talk to the county to determine what you're allowed to do, HOA/CCRs, how much to hook up utilities. This place was attractive to me because it already has a septic, water, and electric all on the property (that would generally cost more than $20K). I had an offer accepted on a different lot last month, only to find out it was placed into a flood plane in 2018 and the county told me "we'll never let anyone build on that lot," so pulled out of that deal within the feasibility period. For me, since I'm trying to do vacation rentals, I need very loose HOAs/CCRs (no prohibition on short term rentals, no minimum sq ft requirement), utilities already installed OR the land is cheap enough to where I can stomach coming out of pocket to hook up utilities. And of course a desirable location (access to NPs, hiking, etc.). I don't think there's a once-size-fits-all due diligence checklist.

Yeah the under layer is tight so you can put other clothes over it easily. The other layers you want loose so you can take shit off if you get hot.
about five years ago, i went to a running store to get fitted for running shoes that matched my stride/feet they sold me Asic Gel Cumulus shoes. Idk what model they were then but I have a completely worn v17 now and I just bought some new v22s. also bought some green superfeet insoles to go with them
They did something to the cumulus starting with the 20s that made them go from the best shoes ever to garbage imo. I haven’t tried the 22s yet though
