Yeah a bunch of people in my neighborhood's Nextdoor were hoping the GM site would be considered. Serta is set to move their HQ there in the next few years so they will occupy a bit of space, but I'm sure they would come up with something if Amazon was seriously considering the site.
Walked past the front door from the bar headed to a table, saw a bunch of police lights outside and a dude laying on the ground in cuffs hollering. Sorry for the let down, was pretty toasty and didn't really feel like being around any of that at the time. Drank some more and wound up in edgewood at beer garden had fun though
Peachtree center is 19.6mm sf all in with hotels, office, and convention space across 14 blocks. BoA tower is 1.3mm sf.
I heard some really loud noises coming from the bathroom. Sounded like someone was getting beat down in there. I walked in and saw a black guy cornered and the bouncers around him. They grabbed him by his feet and torso and carried him outside. Once outside he walked back up to the bouncers who were standing at the threshold of the outside area and threw some punches at them. They then punched him a bunch and tackled him then they held his head on the ground at an awkward angle really hard. Then the cops came. Then an ambulance came for him.
Had Gios Wednesday night and then crushed the leftovers yesterday. I've never gotten anything less than an awesome meal there. The consistency is really impressive
When I go to gios I usually get a couple things from there and a pizza to share with a couple people.
He's South if east lake below the Park View Neighborhood. I'm not even sure what the name is. South if Charlie Yates
Yeah, it's unincorporated Dekalb Co. How old are your kids? What do you desire right now in your housing search?
No kids, we're not having any, just always looking towards future options for the house (rental and or resale always benefits from good schools obviously.)
Really just going for opportunity to value add (renovations or additional bathrooms, etc) in a smaller house (ideally 3/2) with good proximity (sub 20min drive) to Grady.
Schools are going to cost a lot more. 4 blocks North into Kirkwood and a 3/2 increases in price by 100k to 150k. This are is in the cusp of being incorporated into city if Atlanta (Park View to the north should in soon and prices show it). And that could flip prices pretty quick. East Lake is a tad cheaper than Kirkwood but catching up. KWD/EL all have a pretty good and drastically improving Elementary school. I would send my kids there. After that it is a bit dicey right now but getting better. I have no kids but hope in 11+ years it will be a quality school. Westside/Adair Park probably offers the highest growth opportunity right now
Thanks to this conversation I went on Redfin and their estimate and recent sales suggest my condo has gone up 20% since I bought it in November. Fuck yeah
I support this statement and a huge fan of what Adair and the Westside can be in 3 years. We're technically East Lake Terrace as I'm across from Parkview and Charlie Yates. We're unincorporated Dekalb and expected to be annexed after Parkview in the next 18 months. Our neighborhood has exploded in the last 18 months. For my construction appraisal, my as 2/1 renovated many years ago bungalow was valued at $120k last December, virtually the same house and condition just sold for $180k and they are going to reno/expand it. 3BR were in the mid-250's 12-15 months ago are now over $320k. I fully expect our value to now be over $300k. Annexation will add $50-75k per house depending on the house*. Being unincorporated DeKalb saved me $20k on the rehab not requiring stamp architectural floorplans or an arborist for the huge pecan we took down. The schools are our biggest downside but there looks to be a solution on the horizon that fits my timeline. No kids and we're good to be here for the next 2-3 years as the neighborhood matures. The house next to me is vacant and waiting for a flipper. The house behind me to the left is being flipped and behind me to the right was just flipped. Come on over and we can tour the area. I did this with Juan and his wife when they had a flip in EAV under contract. I've been here 5 years and seen the neighborhood turn over in a positive way.
I'm going to reinforce the comment I made about finding a good spot off 20 within 5 miles from downtown east/west. Don't go further east than Candler. My dumpster was hauled away yesterday, they're wrapping up the 2nd bathroom today. We're 99% done. I spent over a grand on 3 haulaway dumpsters during this rehab.
My property taxes are dirt cheap and frozen for the next year. I'll be fine if I'm still there in 2018 even if they go up 400%.
Anyone know if I'd be in trouble driving from Atlanta to Augusta around 5 today and back to Atlanta on Sunday?
In my situation, it will significantly improve my school options for grade and elementary from 1's to 9's. We're already connected to the Atlanta sewer system, DeKalb currently pays for access. I'm currently the 3rd house south of the city limit line.
I'm not sure Doraville is something wow way to really shit on High Cotton and his effort to gentrify neighborhoods
Don't hate on the D-Ville. Schools here, despite all the white people complaining, no worse in the various school rankings I've seen than the ones I went to in Augusta. I hope like hell we can afford a house around here or Chamblee in a year.
South Dekalb sucks, which is the area we were talking about. There are some good schools off Briarcliff area, which I believe is unincorporated Dekalb and not CoA. Lakeside I think?
How hard is it to get your kids to Decatur high school? Think it's a city school but they play their sports at a park super close to east lake.
Just have to live in the city of Decatur...so gotta be rich. They used to allow people to use their school kinda like a private school and pay tuition but I doubt that happens anymore since they are getting over crowded
Team private school. Went to private until 9th trade and then a magnet public hs, the public schools are just trash in this city
I haven't ate there. I know the guy who runs the pizza place operating out of there now. He's good friends with the guy with the beard at Diesel and pays the light bill at most bars in the Highlands.
Lost power a few times this morning, so I went into the office and was legitimately one of 3 people there (100+ person office). Back home now. Strongest stuff should hit in the next few hours.
Flew out this morning at 10 - no hiccups at all. As Gaknight said, the place was a ghost town. Probably took me 20 minutes total to get from my Uber to my gate. SW had already cancelled a bunch of flights and I think Delta was stopping flights in / out around lunchtime. Flight attendant on my flight said they were told they'd be doing that flight and then hanging out for the rest of the day and trying to resume their normal schedule tomorrow.
