Helen itself isn't fantastic, just a bunch of mediocre to poor restaurants and gift shops dressed as a German village. Wife and I have stayed at a place on Mt Yonah a couple of times and you can find stuff to do in the area that isn't in Helen, like state parks and wineries. You should at least go to Helen once to experience how awful it is imo.

The state parks department has their nicer cabins up there for rent as well. I feel like Helen was positively represented on Atlanta. Which still isn't saying much for it.

Housing market is still fucking wild. Buddy listed his 3/2 in Edgewood and under contract in 5 days with multiple offers. My house in East Lake is up 30% in less than 2 years that I bought it. I haven't driven through Adair Park or Pittsburgh recently. But look at listing over their every now and again. Can't imagine those places aren't rapidly changing with how prices are everywhere else in CoA
We moved to EAV in December and realtor already sending us comps showing big increase. Yea Adair Park is insane. We thought about it bc of how often we do lee+white but werent brave enough to leave dekalb.
Yeah, feel like it's still got a ways to go, but the south beltlime neighborhoods will see some huge %changes

My wife's company had their Christmas party there a few years ago. Sat at a table with a couple whom apparently were members and they seemed super fucking lame. Buckhead folk trying to be overly flashy to pay for membership to a restaurant
we moved to downtown roswell from nyc with our one year old daughter. our neighbors were a young family but got a bigger house in a neighborhood. another young family with a similar aged child as ours kept coming to check out the house. they were from chicago and really cool. we assumed they would be moving in shortly as they had a nice car and jobs my new neighbor is now an “all cash buyer” old lady who moved from itp because it was “too dangerous”. she has put multiple no trespassing signs throughout her yard have never forgiven the previous neighbor
Ria’s bluebird for brunch this morning was great. As was tacos from El Rocio by the East Point MARTA station yesterday. State Farm is nice af as far as arenas I’ve seen
