He didn't even know the upside for them, like do they get a cut of his equity or is it a $500k balloon or what. I literally said "I mean they aren't give you that cash with no payments bc they like you." Anyways, his plan was to take their money for 6 months and then come back to me and have me refi his current loan + the $300k at a rate in the 2s. He really thought he'd cracked the system.

the problem is bad loans means the bank has to end up with the property, which is often worth significantly less than the value of the loan and/or it comes with people living on the property and/or environmental problems and/or can't be insured (Florida/California). A few loan defaults aren't a problem. Lots of loan defaults are v bad.
