What is right is if someone loses their job because they couldn't work when they were able to do so during a pandemic then you should offer a discount on their rent at the very least, especially if you're still employed.

Mass evictions aren't going to happen for the same reason mass foreclosures aren't going to happen. There isn't a supply of people to fill those vacancies or buy those houses.
Bail out the renters for exact cost of their rent for the duration of the crisis. Base it on adjusted gross income for 2020. If they end up making the same as 2019, collect it back in their next taxes owed. That’s the solution. It’s an impossibility when one half of the political lawmakers side with the landlord.

There would be a ton of red counties in the western states if their counties were the size of the souths. Food deserts are a thing over there too.
I'm not suggesting that there's no blame to go around for these states, but it's a lot more complex than dumb rednecks not wanting to stay in their homes. This map loosely correlates with the Black Belt too, it's not all Trump voters.
Our governor finally ordered a shelter in place, I'm not going to be surprised if we still see lots of movement in the counties outside Atlanta just because of the distance required to get anything.

My guess is the so-called right solution is for landlords not to meet tenants halfway but to meet them more than halfway. Because what's the alternative? Eviction if you're in a state that is not currently barring eviction? Eviction is at least partly predicated on the assumption that a new tenant will fill the property. But in this economy that will only get worse before it gets better... when better will still be bad? Good luck. That being said, landlords and tenants will always have different definitions of "halfway."
that’s kind of where I’m at. It’s not like I could evict a tenant anyway... so... what else can you do? You just flex and work with them etc. I told my tenant to not stress over it, don’t go hungry, etc etc and that we can sort all of this out later. That truly is the only choice here. I think my overall frustration with all of this is that my wife and I won’t be getting stimulus money. No assistance. At the same time, being dictated to keep a tenant in our property that is not paying rent when I otherwise could be making money. (We do have monthly expense as part of owning the house) I’m happy to do our part and would never throw anyone on the street under these circumstances but am concerned as there may not be help for us. I feel like the middle class has been squeezed out of a lot of assistance here even though we could use it. I hope that long term there are tax incentives or some sort of stimulus that we can apply for. my heart does go out to anyone impacted by this, regardless of circumstance or situation. We are all having to do our part and I believe we will all get through it.

Ohio (R-governor) shut down (official order) a day after NY and most of the major hot spot states put their orders in place. We had an unofficial order to stay at home starting on March 16th. Seems to be a few idiotic governors who are clueless.
