Also, finally went to Petra and The Beast last night. Holy fuck so good. But, only go with multiple people and share everything. Only 1-2 of the 8 plates we ordered could someone actually eat by themselves. The dishes are all so flavorful & rich, finishing them by oneself would be tough.

I mean everywhere in that area is going to be soulless suburban whitepeopleland but some are better than others. Little Elm is the best of the bunch at the moment imo unless you want to find an emerging town that will be a big burb in a decade like Melissa or Van Altsyne

A couple of friends of ours live in Lewisville They keep a boat in a slip on the lake They seem to like it. That's all I got
well NFM is there, gbr I think it's fine. They're all pretty much the same. I have an employee who used to live there before she moved up to Pilot Point during COVID when we started working remotely and she liked it.
I live in Plano and enjoy the fact I am somewhat close-ish to Downtown (its 35 minutes for me outside of the rush hour times). I think Frisco is a great area and has great schools and it might be easier to get to DFW if you need that. Little Elm is a great location but for us, its a bit too far out. Dallas is pretty spread out which means you will get decent restaurant options where ever you end up. I like The Colony area for its shopping and growth plans. It may depend on where you will be traveling to and from a lot when considering the costs of Tolls as those can add up.

The boom is already happening in Sherman/Denison. Anna, Howe, and VA are set to pop in the next 3-5 years. Not enough land in those towns as is. I’m moving back Nov 1st to capitalize on the market
The answer is Richardson. Public schools may not be what they once were. But it’s not white people land. Richardson has a ton of middle eastern restaurants and businesses downtown, the best asian market and restaurant scene in DFW, and plenty of diversity among the population. Home prices are high for what you get, but the upside is it’s not all McMansions. Also you’re close to Dallas if you will be working downtown or anything. Of course there are lots of good options and different strokes for different folks, but Richardson would be the place I’d go to raise a family in the Dallas side of DFW.
You could add Rowlett/Sachse/Garland and Plano East to the mix. Even McKinney has affordable homes atm given how established and built out all these towns already are North Dallas just reminds me how awful the ‘suburbs’ of Nashville are. Even though they all look the same and all have the same shopping centers
I'm currently in Richardson ISD (dallas though) and agree that it's the best game in town if you need to get downtown at all and want public schools. Plano is newer and has bigger homes, but diversity is non-existent
