The Fed is short term and the 10 yr is long term- they correlate based on how the overall economy is doing but the Fed does not move interest rates in the mortgage sector dramatically
Yea nobody is saying the fed moves mortgage rates but mortgage rates are very clearly impacted by what the fed does. When the fed starts cutting rates, mortgage rates will start to come down.
um bonds and rates have an inverse relationship. one goes up the other goes down. The mortgage rates are high right now due to an artificial spread in the secondary market as it pertains to the fixed rate coupon.

My very loose understanding is that the high premium is related to high expected volatility, which in the case of a stock with no underlying value priced at $70-ish would be extreme expected downside volatility.
