how much did the appraiser cost you? we've been in our house just under a year. put on a new roof, re-tiled several rooms, painted several rooms, new kitchen countertops and refinished kitchen cabinets. don't want to pay for an appraisal and then not get PMI removed
facebook marketplace is no joke had a couple vintage desks that we bought at garage sales for $15/ea. really wasn't working out space-wise so we put them on facebook marketplace sold each desk for $50, probably got 30 responses for each one. pretty easy to flip stuff on there b/c people are dumb
I did the full appraisal which was around 450, there were cheaper options around 250 or so, but i didn't want to miss the mark with the cheaper one and then pay to do the full one down the road.

This year it will finally be all filled in but up until now I have been doing my thatching manually with a thatching rake. Haven't had enough of an area to justify anything else, but even with only doing like a 1,000 square foot area by hand would take me several hours.

We have our design appointment saturday. Any must have recommendations or shinny object traps not to fall for. We are planning on really going out on the kitchen, double oven, slide in, white cabinets. Kitchen comes standard with a white or black granite. Is quartz worth it to switch to? WE are going to do wood tile most likely. We were told not to do anything with fixtures as the builders will just charge you 20 percent what they pay for it so might as well do those yourself same with closet storage, laundry room storage, and the mud room area. We have budgeted about 30k for extras so hopefully that is plenty.

They are adding golf cart access under the road to that beach walk place so we can just take the golf cart over there for dinner without having to pay the 750 HOA fees that place has.
I worked an open house in Jax Beach this weekend that she helped the builder design. It was beautiful.
Think long and hard about every single item and whether or not it’s something you can hire someone to do after you move in or you can do yourself. Those design centers are huge moneymakers, mostly because of the women who are like kids in a candy store. I’ll give you an example. We found wood floors in the design center we really liked. They quoted us $25k for three rooms. A friend of mine referred a guy who did the same project with the same wood, $6k for everything out the door. They are counting on you choosing easy and move-in ready and they feel they have accurately priced your wanting to make life simple with every up-charge.
Unless it is a low grade granite, the quality of the granite/quartz shouldn't be significantly different. It is more of a matter what look you're going for.
quartz is indeed easier. Quartz is sealed, while granite is not, thus porous. So more maintenance and more worry about messing up your granite. You should get your granite resealed annually, and clean it often in between to keep any oils/acids and stains from penetrating into it.
I ran into this last year with my Fannie Mae Homestyle Renovation loan, Wells went hard in the paint. Even made my contractor get his name on the license changed to make it match his entity name. You'll appreciate their stringent underwriting and due diligence later.

My in-laws are super religious and they’ve bought a bunch of doomsday prep shit. My favorite are these huge 4 foot by 4 foot water containers. They’ve got to have at least 8 of them in their garage. I asked once why they are empty to which they responded they will fill them if there is an emergency “don’t worry there will be time to fill, and one of them is for you guys”. Thanks.
I think the functional differences between quartz and granite are negligible enough that if you find a granite pattern you really love, or you can get a substantially lower price on a granite slab, then I would not think twice about going with granite.
Ok we are trying to.budget for furniture. We are getting new everything bc we went with shitty discount furniture when we first moved intogether. I figured bedroom stuff and sectional/sofa should be good quality. Guest bedroom can be less nice, and plan on putting a desk and and a sleeper soafa in my office. We are gonna not decorate the 4th bedroom until I knock you the wife. Any recs on any of the online furniture or websites to keep and eye on or stores in Jacksonville to hit up

My bedroom stuff now is ashley and it's falling apart , the bed frame is warped. My 800 dollar sectional is also creaking and tearing. Just want decent stuff that will make it 5 to ten years
We went furniture shopping last weekend and everything felt cheap as shit, the only difference was the more expensive pieces were more comfortable. It seems like everything is disposable now so you can redecorate every six months.
My wife and I spend $2.5K on our bed alone, best money I've everr spent. I recommend going all out where you sleep

(Entry table, coffee table, living room rug, dining room rug, headboard, nightstands) Pottery Barn It’s overpriced but it’s pretty stylish (corner office, dining room table, couch) City Furniture Might be a South Florida thing but decent quality and not expensive. (Guest bed set, dining room chairs, tv stand)
