so one of my garage door springs snapped yesterday and wondering if anyone here has replaced one themselves? the tension spring and giant door falling on me make me slightly nervous, but maybe Im just overthinking it.

also seems like it isnt crazy expensive to have someone else do it, so not sure if its even worth the trouble to try myself

You can literally kill yourself with those springs. I've hot swapped a breaker and I wouldn't even consider fucking with a garage spring.

just I’d this done as well as replacing the motor. $750 and though I think I overpaid, I’m still ok with it because I’m not fucking with those springs.

With the tension on those, a screw up could be deadly.

*I see this was well covered.

We had ours replaced and I think it was in the $600-1000 range and we had to pay extra for “emergency” Sunday night service.

I liken it to the young clean shaven stranger in his 3 piece suit, just arriving from his trip from the east, strolling into the old western tavern to ask if anyone would help him enact justice with the ruffian that was rude to his lady outside of town

The piano stops, everyone puts down their mug and stares in horror, and the barkeep tells him, “make sure yer lady apologizes and don’t you stir up any trouble.”

Home appraisals came out from the county and as expected saw a significant increase from the prior year. However, neighbors on both sides of us sold in the pat 12 months and I’m confident sold at a much lower price than our appraisal. Conveniently both houses are identical square foot and nearly the same layout.

Is there a way to get actual sale prices for real estate? I don’t trust what I see on Zillow and I’m only seeing appraisals on the county assessors website.

There should be a GIS map in your county that shows all the property and has a record of all the transactions on the units.

Our county has a database with the assessed value, last sale price, owner, etc of every property. You can search by address or map.

If you are trying to do “standard” under counter size, this was one of the least expensive ones I could find that was in stainless when I looked. I think it was only ~$400 back then though.

if you know a realtor they can usually pull what it was(but as someone mentioned it my depend on state). I still email ours occasionally just to ask about random houses being sold in the neighborhood

Turns out my house was built using cat5 cable to run phone lines to each room. Time to retrofit that and get Ethernet throughout the house.

Just gotta figure out what the fuck is going on with this rat nest.

This should help. Giving you this link to start, there are other pictures that would help you out more. At the end of the day all the colors work if they terminate to the right spot but this should help you sort with a game plan.

Finally got the butcher block for our island in yesterday. Kind of a cluster fuck as I somehow apparently selected the shipping option that I get no help getting this big fucker off the truck. Had to basically beg the driver to help me at least get it off the truck and into my driveway, no shot I could get it inside. Had my buddy come over after work and help me get it inside. Completely unwrapping it though, I noticed the inside of the box was wet. Well, looks like one of the corners of the box had sat in water at some point during shipping and soaked through the butcher block. I'm sure the lumber company is going to tell me I'm SOL and to take it up with fed ex, so I'm assuming it's going to be on me to fix this problem. It's walnut and unfinished as I was going to finish it myself with some kind of food grade treatment. Any one know the best course of action to treat this:

edit to add: it was actually the underside of this that was in water, so it soaked all the way through.

In all seriousness get an orbital sander and see if that helps. You’ll need to do this periodically for upkeep on butcher block as well, then treat with butcher block oil. You can use mineral oil will do but they also make specific blends. You could also try scrubbing with a halved lemon and salt

You might not have seen my edit, but the water was actually on the bottom side and stained all the way through. So wasn't sure if a sander would do anything in that scenario.

That really sucks. See if you can get a replacement. If not hopefully sanding or lemon scrub will help

It may need some time to dry out still, I’d give it some time and try to isolate the room it’s in with a dehumidifier to speed up the process. I know it’s easier said than done in a kitchen but even at night would help.

Second option is make it all look like that. Before you finish it throw some wet towels on it for as long as it takes. Then dry and finish.

You absolutely should rail the lumber company. I know it’s not their fault but it’s not what you ordered and they should have insurance.

I installed myself, it’s very easy. I used Volt and was impressed with the quality, though you definitely pay for it relative to the kits you will find at big box stores.

Their website has some FAQs with video tutorials that are pretty good. They also have a message board which is surprisingly active where you can get specific questions answered, often from their company reps.
