Kennesaw, Marietta, Cartersville, Rome, Douglasville all have nice areas as far as suburbs go. Cedartown is close but I don't know anything about that place. Smyrna and Vinings are just over an hour away and get you pretty close to ITP.
Rockmart finally got a CFA last year. You have to be real bumfuck to not have a CFA in GA for so long.
Thoughts on Westview neighborhood? Looking at a property to renovate and live in that I'm close to pulling trigger on.

Yeah, it's essentially West End. The pro's just about start and end at the Beltline. It's already flipped a good bit to the level that I would feel somewhat comfortable actually living there, but still room to grow more, as opposed to some of the other areas that are just starting to flip and very sketchy. Jesus fucking Christ. I was at an event today in Charlotte. I drove to save time but had to rush back to be downtown Atlanta by 530pm for another event with a few state legislators, all but two were R’s. It was like I walked into a funeral upon arrival. They were all pissed. Even Betty Price didn’t support him!!! I sat right in front of Casey Cagle last year at the Masters and chatted it up for a couple hours. I can verify that he’s a piece of shit. Cagle can sleepwalk into the governor role. Why does he have to go Trumpian?

My HS wrestling coach was from Rockmart. They are some good ol boys down there. There was a Real World Cast Member (I think NOLA) from there actually. He was the token gay kid who grew up in an oppressively religious, and overall backwards town. I personally would look to live in Powder Springs, assuming I was ready to call it quits on life and move OTP. That said, Powder Springs is in the McEachern school district, which is a decently nice area and a very good school (from what little I know). McEachern dominated the state in multiple sports back in the 90s, not sure how they've held up, but I assume well.
My alma mater. I was there when we had Morris Almond and Josh Smith and just yoked all over people. Not sure how we lost state that year. Then we were bad in basketball and football for a while. They built Hillgrove HS which took a large chunk of the middle class white kids out, so it's probably a pretty good mix of black kids from Powder Springs and rednecks from Hiram. But they're back to being good in sports again.

Cagle is going to be tough to beat. I suspect he mops the floor with Kemp but I haven't paid much attention to it TBH. Abrams is the D favorite. She's very smart but GA ain't that kinda party. I do like her though (although I "liked" Kwanza Hall for Mayor).
I remember McEachern being dominant in football as well in the 90s. I could be wrong about that one, but I remember my sport, and they were the best in the state by far during most of the 90s.
We went to state finals one year and lost to Valdosta (I think 98) We had AJ Suggs at QB who ended up signing with UT and not doing good shit.
I was at Whitefield when Josh Smith was there for a semester. He left one of his biology quizzes in class one day and I happened to see it, he made a great 13% on it. Did not make it past Christmas before failing out

Phase one of the project, which is adjacent to the Bankhead MARTA Station on Donald Lee Hollowell Parkway, will include 575,000 square feet of office space, 850 residential units, a 300 room hotel, and 75,000 square feet of retail and restaurants. The $400 million first phase is expected to break ground by the end of the year. Urban Creek Partners also announced it is working with Pollack Shores Real Estate Group on forming a joint venture partnership for the multifamily development and is in discussions with a retail partner on a food hall concept. “Urban Creek Partners has been in this community for the past 10 years, listening and learning about what our neighbors want in this development. Our plan is to continue to be here for the long haul and create an economic driver that will lift the entire area – one which has been overlooked for far too long,” said Urban Creek partner Max Teixeira. Along with access to Westside Park and the BeltLine, the soon-to-be-completed Proctor Creek Greenway runs through the heart of the site. The developer also plans to work with MARTA to expand the Bankhead station. Yeah, this is what I mentioned a couple of weeks ago. Basically, the bill includes a regional transit system across all 13 counties. The system would be funded via a 50 cent tax on Uber/Lyft trips and an additional sales tax at the airport. Then, each county could go to the voters on their own and ask for an additional sales tax of 1 cent to fund whatever they want. MARTA would run all of the rail service. The bus service would be contracted, or most of it would. Two of the most popular projects discussed during the negotiations stretching back to last summer were the light rail from Cumberland to Doraville, and the extension of the MARTA green line from Bankhead. In order to maximize the likelihood of this happening, and to remove the East Cobb fuckers from the discussion, a special transit district was created around the Cumberland area. This meant that area could go alone if they wanted to tax for a rail system, then couple with Fulton, DeKalb and Gwinnett to build a light rail along I-285. The Mayors along the top arc even started having meetings. Then this... I had heard that many in Cobb wanted to add this area, remove that area, etc. It became so fucked up that Tanner grew frustrated and just basically said, “FUCK YOU THEN.” Meanwhile Gwinnett RAPIDLY got their shit together and is getting onboard (so much so that they are quietly preparing to join MARTA from what I hear). So now, Tanner took Cobb out to let them figure shit out. I’m sure Cobb will make some progress on getting onboard but... The Senate bill is so much better for ITP, but it doesn’t have the widespread support that the Tanner House bill does. I wish it did. I like Brandon Beach and his bill is just straightforward - expand and let MARTA run it but call it whatever you want. Done. In the end, at a dinner last night someone very much in the know fully expects the bill to unravel and not pass. The reasons are that they overcomplicated it, it’s too much at once, and they want Cagle (the new Governor - lol) to have his fingerprints on it. At this point I ordered another Smokey Manhattan. LOL

Watching McEachern basketball when I was younger thinking they were grown ass men transitioned into watching Wheeler destroy our lilly ass white boy basketball team, Never any good at football though always surprised me. East Cobb's utopian bubble is shrinking and surrounded by what they have been trying to keep out and seems to be expanding. You would think they would realize by now some form of transit would promote growth to make the area accesible to all of the jobs moving in town without having to live in the actual city.
