    How are you going to get a key? This is kinda similar to how my inlaws ended up with a squatter, so it would seem like a decent risk to release it early. I'd probably just put my stuff in a pod and be ready to move it after the close, personally. Plus that would give you some time to clean up the old house so you don't leave it nasty

    It would be unlocked for a night. We would park a car in the driveway and turn on some lights. There's security that drives around, it's a pretty safe place. It's done, so you'd have to be pretty ballsy to just walk up and go in.

    Had no idea this existed and my county has some pretty sweet resources for residential landscaping. :thumb: Will definitely be referencing whenever I start on that project. :cryingjordan: (Sad because I want to start it but idk when I will be able to, also sad cause it will be a ton of work)

    Looks like I fall right on the border of zones 6b and 7a. Definitely the former. Trying to prevent it from eventually getting to the latter :laugh:

    It’s probably fine, and likely fescue at that latitude I’d guess. Certainly not St Augustine which looked like the big no no. double RL and Cabs you are missing the lawn discourse

    My experience with sellers from hell is finally over. We’re under contract on 12 acres and have the contract set up with a builder.

    Paying two mortgages for 12-18 months is going to be a giant kick in the nuts. Praying that our builder can keep costs on the low end per sf of his quote.

    Had the inspection today for the house we’re under contract with. Mostly came back with normal wear and tear except the siding on part of the house needs to be replaced. Asking for a credit there but the sellers realtor is doing his best to make sure we know there is a strong backup offer and the sellers can just take that if they need to. Hopefully they don’t decide to be assholes since I’m ignoring the other things.

    Most notably the master bedroom door looks to have been punched in. The sellers are divorcing so that made me lol. Can’t believe they didn’t give a fuck to try and at least fix that.

    One Two I need your assistance with my grass in my yard. I have a very big backyard (by our area's standards at least) that's mostly grass and I want to make sure it's thriving. Just started getting Fairway Lawns to come treat it but I feel like it could use a good seeding as well to make sure it's real nice and lush this spring and summer. I honestly don't even know what kind of grass I have currently though.

    It's generally done to make sure everything is in good shape and no shitty sellers messed a bunch of stuff up on the way out of left the house trashed. Unfortunately, that does happen from time to time. And if you go to closing and sign the docs before realizing that then you have much less power to do anything about it after closing.

    This story gets even more fun. Got an email last week that the girl handling my loan "has left to explore other opportunities", so she quit. Talked to the new person handling my loan and while she wouldn't come right out and say it, more or less tells me the original person had been checked out for a while and my file is pretty fucked up and no where near where it should be for this late in the underwriting stage. I guess it's just bad luck but fuck this has been frustrating. I think I'm getting some priority treatment now and should get this all cleared up pretty quickly, I hope. On the construction side, we've been delayed because we had to move the driveway and septic so been reworking the site plan and resubmitting to the county, so just fun times all across the board, and we haven't even starting building yet.

    You probably needed 24 months reserves from the jump and she just missed it to be honest. Definitely sounds like this person sucked at their job though and is the type to give the mortgage industry a bad name. Underwriting for that long (even on a construction loan) is pretty wild. If this bank doesn't get their shit together soon and get your loan sorted out I'd absolutely consider looking elsewhere even if it feels like you're too far along. You probably aren't.

    I reached out to another bank and they thought they could close me in about 3 weeks, he did confirm that the 24 month reserve funds was a new rule, that part still pisses me off though cause I should have easily been closed before it took place. If I don't like what I'm hearing this week I'm bailing on them and going with this new bank.

    What size ceiling fan should I put in an office that is 12'x11' with a 12' ceiling? The online size guide says 44", but I'm wondering if that will be too small unless I have a massive downrod. Saw a nice 56" with a dc motor, but I wasn't sure if that I would drawf the room

    44 is too small. have a 52 in somewhat similar sized room, 56 may feel a little bit big but might be able to get away with it

    Yeah, we have a 44 in our kids' room that's similar dimensions (although with a lower ceiling). You have to run it on high for it to do anything. I'd go bigger.

    4 months later, kinda not a fan of the Bosch dishwasher. I love how quiet it is for sure. But... still sucks compared to the oldass Kenmore it replaced.

    My limited experience is that most don't dry very well. Our GE Profile is a boss with that...but it takes hours.

    What do you not like about it? Generally speaking, due to the new energy efficiency stuff newer dishwashers are lacking in some areas compared to the older ones but Bosch is pretty highly regarded.

    If you’re looking for electric I’d recommend Ryobi

    I’d also recommend never storing the batteries plugged in or on the charger for extended periods of time
