We have a maintenance service that we pay $100/yr for and they will come out tomorrow for a free inspection. Every emergency plumber I could find was gonna be $150 or more just to come out and look. As long as we don’t use the guest toilet or washer, it is fine. So I figured we can wait until tomorrow at this point. Just didn’t know if there was a DIY fix that I could try today while waiting.
Word of advice: keep all bed hardware together when moving so you can avoid having no fucking clue where 3 sets of bolts are for bunk beds/crib when moving into your new house. Fuck me.
the undercounter ice maker that i put in place of a not working garbage compactor, is easily my favorite appliance but i dont think i coulduse it anymore if a toilet backed up into it
Plumbing update: first company came out this morning. Said our plumbing sucks and we need to redo most of it. Estimated like $5k to my wife. I had my wife politely tell them to fuck off while we got a second opinion. Second opinion plumbing company said current setup isn’t ideal by any means, but it’s definitely functional. Took him like an hour to fix it and now we are good to go.
Well all the shit the last 2 months paid off. Had the house on the market for 7ish hours and already accepted a full asking cash offer
Figured this was a good a place as any to ask - has anyone used grocery delivery services yet? We just got shipt in my town, and they have 2 stores close by. The prices are slightly higher, and there is a delivery fee - but I have to assume it would still be cheaper by simply not letting my wife go to target for "3 things". Any experiences, advice, warnings, etc?

Has anyone removed asbestos tiles before? Worth it to deal with on my own or should I pay a pro way too much money to get them out of here?
I have heard people will keep the floor and tile saturated with water as they take the floor up. Would also be a good idea to minimize air circulation I hear (turn off HVAC, no open windows until complete). Sometimes the tiles just pop up and its never "releases" the asbestos particles. What's the subfloor? One of the other alternatives is encapsulation. You can skim coat them and/ or put your new floor right on top.
Got my appraisal in for our sale price, which was a bit of a worry of mine. One more week and I’ll be leaving this thread (at least for the time being)
Subfloor is cement in the basement which I need to cut into to tie new bathroom into mainline. I’m planning on lining the area in poly and saturating everything. Basically I just want Funshot Residue to tell me I’m an idiot or give me some pointers.
So the builders just formally accepted our building agreement yesterday. As long as all of the finances check out (they will) on our end they should be breaking ground within the next month or so. Pretty cool little community we got our selves into, supposedly they are bumping prices up 15% once they finish the model homes. We didnt get all the house we wanted, but we will likely move again before we ever need a bigger house. I mean it will be 2500 square feet. Already preparing for furniture and light fixtures etc because the builder charges way to much for decorative stuff. Im excited yet nervous at the same time. Also thanks Jorts for your help, I wish i could have used yall but im a pussy and didnt want to push back and not get closing cost and incentives covered although im pretty sure they cant give one company an incentive without another.
I used to tell people that all the time while we lived with in laws as our house was being built. I said it in front of restaurant owner locally and they offered to buy my dinner. It’s nice to know that there are still nice people in this world. My wife wouldn’t let me accept it.

Anyone here gone through the process of building a house instead of buying? Anyone here handled being your own contractor? If so did you have a background in residential construction or construction management? We are looking at some properties and trying to gauge cost/sqft if we build compaired to cost/sqft of currely listed houses.
As with anything real estate related it’s al about the market you are in. Unless the land is cheap I would expect building will cost more.
Washing machine and dryer recs? Hate our current front loaders so we are going to top load. Reviews are all over the place for most we’ve looked at
