I've done about 9 yards so far this year and still probably need a couple more. At least mulch is light enough that it's not too brutal to do a full day. Now, moving the 6 tons of pea gravel last year, that was a different story.

Pretty sure the sellers aren’t going to want to reduce the price and my idiot agent doesn’t even want to give my written request to reduce the price to the sellers. She wants me to get the appraisal redone. Mother fucker.

The lot? Are you not doing a construction loan? You’re taking a mortgage out on just the land? Usually they wrap all in one with one closing or two closing one cost and the value is on the appraised house once built and not on the land.
Yeah just the lot. And it’s just a 3 or 5 year loan. We are not paying cash for the lot. We are under contract selling our house but it’s not sold yet, so the plan was to buy the new lot then by the time we close on the sale of our house in july we would have decided on plans and a builder, get a construction loan and once built wrap everything up into one mortgage.

Just did it last fall. Huge bullet to bite, but I’m glad it’s done for a long, Long time. If the finances aren’t in the cards, grab a no interest card and put it on there and pay if off as you can. There are plenty of 0% cards available, some for 21 months. If you don’t trust yourself with that card, cut it up.

Fuck I wish I could get my front yard grass to look like this. When I bought my place 3 years ago the front yard was a mud pit and has slowly started to turn around but it still needs a ton of work.

My last yard was a wreck when we moved in and believe it or not, Costco-sizes buckets of EZ Seed, then fertilizer/grub control/mag sulfate aka Epsom Salt brought it around to what it was before I moved. Of course, I drove by it recently and the dude destroyed it. Ah well, it’s his, but come on.

If so, I’m just blowing hot air, but if not: -sign up for an executive membership -get their visa (comes with six months 0% -get a quote from who they push for A/C (usually Lennox) -use other quotes to knock that down -earn money on you credit card, membership, AND they usually offer a 10% value gift card with your purchase, so they would be giving you back $500-$600 in Costco funds I regret not doing this for HVAC and water treatment, I just never thought to. Feels like a no-brainer.
I’m seeing if AHS will pay for anything before I open my check book. Back to waiting on their shitty vendor. The unit for the upstairs works fine so we’ve been sleeping up there, I’m just worried that with all the hot air rising (open foyer) that it will run more than it should and wear out. Easily my favorite homes are beautifully maintained craftsmen homes, Portland does have many of those. Eugene has more diamonds in the rough, in which my imagination runs wild about how I would renovate it. Yeah Portlanders are extra cunty about their HISTORICAL neighborhoods, its lame to a point. At least a bunch of those homes are adding ADU's in the backyard.
This opinion is really, really bad fyi. I looked hard for one in Athens but they're are like a total of six of them in the entire county and they're all about $800k.
The best homes, buildings and public works projects that we have ever built in this country were built in the 1920's and its not even close.
