Kitchen reno complete. New counters, floors, cabinets, and backsplash. Let’s try out this new image uploader. These pics are right when we moved in, after painting cabinets ourselves, and recent renovations.
Moving the vent? They did that in this recent job because of the cabinets going all the way up to the ceiling now.
You can’t really tell in the photos i posted, but the floors might be my favorite new update. When we moved in, 1/2 the house was carpeted. Before we moved in, we did a bunch of things, one of which was pulling up the carpet and refinishing the red oak floors and underneath. The previous owners renovated the kitchen in like 2000 and installed bamboo floors. Between refinishing the floors, installing floors in the living room, gutting two bathrooms, and painting, doing the kitchen floors, as well as staining the dining room and front room to exactly match the new floors wasn’t a priority. So, when we decided to do the kitchen, installing new floors in the kitchen and refinishing the floors in the dining room and front room to tie everything together was a priority. The other really nice new addition is the peninsula with seating for two that hides our trash cans underneath.
It is so nice I almost wish the whole backsplash was herring bone now. That and the floors really stood out.
Im debating if i should do my bathroom floor in hex Carrara marble or just an off white white. Love the look of Carrara.
Do the marble. We have a marble hex (not Carrara) and it looks great. We also initially considered a matte white hex.

got a quote to replace my two water heaters - $3500 for two tanks vs. $5k for one tankless. they recommended a brand that I didn't see much on: state. this one specifically. any thoughts on this brand? how difficult is the annual maintenance to do for an fsu grad? lechnerd

We closed about two months ago, ran the amortization tables and it made more sense to take the lower rate with PMI, so we did. All the draft docs included PMI. Get to the closing table and the PMI line item is blank. We don’t say shit, sign, and move on. Fast forward to last week, the closing attorney asks us to come back and sign new docs that include PMI. We delayed and consulted a different closing attorney who is a mutual acquaintance. We come to the conclusion we’re going to end up paying it because we only put 10% down and planned on signing the new docs Monday. Monday comes and the closing att. sends an email saying the bank said don’t worry about signing anything else. Payment scheduled for next month doesn’t show any PMI so we’re going to keep whistling past the graveyard. The only reason I can think of that they’re not clawing back the PMI is they’ve already packaged and sold our mortgage and the juice isn’t worth the squeeze to try and unring that bell. Or someone fucked up and they’re covering their ass. I’m squirreling away the would be PMI dollars in a separate account in the event they try to make me retroactively pay that shit down the road. (Which would be asinine assuming we make all our payments on time moving forward) and the avoided PMI expense is going towards our principle at the end of the year. Banking colleague told me if you make one extra payment per year towards principle, you’ll pay your note off 7 years early. I haven’t checked the math but it sounds right.

I would argue that you are better off taking that money and doing a return of premium life insurance policy for 20 years. If you happen to die, the life insurance policy can pay off the mortgage (and maybe more) and if you win the 20 year race (most likely) you can take that lump sum and pay down the loan or pay it off depending on the balance.
Yeah but my TVM instincts tell me to allocate those dollars towards the elimination of interest expense with a sense of purpose. Not saying it’s right or wrong but I’m skeptical of insurance guys masquerading as “financial advisors”, mostly due to anecdotal personal experience.
I get that. The key is at least you are doing something. Your interest expense is tax deductible. Rates are pretty low right now. It’s a great time to borrow someone else’s money. Debt isn’t a bad thing if used properly and responsibly. At the end of the day, it’s about learning what options are out there for your situation and then deciding what is best for you.

Suddenly last night the kitchen sink stopped draining Tried a coat hanger down the drain....nothing Wife switches on the disposal, water and some nasty stuff starts filling the hall bath sink Luckily/unluckily my house is pier and beam with 6' tall crawlspace/ unfinished basement, so I can see most of the pipes, and I can see that the hall bath sink and kitchen sink tie together upstream of pretty much everything else in the house, so I know pretty much right where the clog is Just cant get to it This morning i run to HD to get a coupling and things to open the pipe up and run the snake down from the basement thinking that will be better than pulling the p-trap and having a sink full of muck to try and catch from inside the cabinet Well that part wasn't all that bad, get the pipe opened up, start running the snake and bump the upstream side of the pipe trying to push the snake and I hear a crack Fucking pipe broke out of the glued elbow directly under the kitchen sink I swear to all that is holy it is impossible to do any simple plumbing task with only one trip to Home Depot

Had planned to go to do some things tonight, but decided I'd install an ecobee smart thermostat in my new place before I left. You know how that goes...ended up taking up my entire night. The furnace is pretty new, so I figured I was good, but nope. The wire heading up to the old thermostat only had four wires, but was spliced to a five wire line in the wall so it looked like I had the C-wire available for use at the furnace, but it wasn't available at the thermostat. I could've used the power extender that comes with ecobees I guess, but that's not my style. My first ever house once had an old furnace and it had all sorts of shit dangling off it to keep it running with more modern accessories, and it was just a giant nightmare. Had to run to Lowe's and buy new 5-wire line, then fish it downstairs through the wall. Was a pain in the ass, but I've now installed Nests/Ecobees in two of my houses, along with my mom's house, and I always love that feeling of turning the power switch back on at the furnace and then heading upstairs and seeing the new thermostat has power and is actually working.
They couldn't make you sign pmi once that loan closed and was out of recision. You really lucked out on that. Usually they'd review the docs and rerun them for a correct signing. Good job not saying shit about it.
Loan closer fucked up and the lender has to eat the cost. Good for you. For as many people as I know at a couple large companies, I considered asking for a similar fuck up (but on purpose) when I bought my house.
Paid a guy to come over Friday night and mount 3 tvs 3 along the slanted wall and one in the living room above the fireplace. He knocked it out of the park! Glad I paid for it to be done!
