    This is also complicated by the fact that the system has a "y" out in the yard that we capped off two years ago. It has apparently also decided to be full of (solid) shit and things are backing up into that, so this has been accumulating for a while. Right by the street are some roots, but they apparently aren't the immediate problem.

    Couldn't clear out enough water/goo to do so, from what I was told. They could camera the city sewer.

    Ok. Here is what I sent him. He gave me good feedback that this quote is reasonable for all that it includes. That said, he wondered about the leak and where it is because there is no quote for finding the leak or replacing the puron line so I probably needed to ask them about that before they just go ahead and replace the units and end up with the same problem. It also makes me wonder if I even really need to replace it. Just something I can ask them directly. He also sId not to bother when any of the extras (except the fan I need):

    Just got quoted to replace one of my older HVAC units that’s leaking coolant somewhere (and the coils are freezing up because of it). I recharged it a year ago and it’s low again. It’s pretty old so it’s probably time.

    Short story is that I have 4 separate HVAC units. The one that needs to be replaced is the smallest unit that heats and cools my kids upstairs bedrooms and a hallway (but not the entire upstairs (does not include the guest room or guest bathroom).

    here is the quote:

    OK, my mechanical engineer opinion based on the limited knowledge posted is....
    10k on a new 2 ton unit sounds high, but currently prices are high as shit, so maybe it's in line

    Air Cleaner? I'm out
    SEER is up to you, depends really on if you get a local credit or not

    Variable speed Air Handler I'd definitely not worth it, imo

    No idea on attic fan cost

    Warranty sounds standard, just make sure you get it registered

    Ohh, and make sure they are replacing your line sets.
    Might cost an extra grand or so
    If they don't they will 100% blame any issues with your units on your old linesets

    as for replacing the line sets, Struggler suggested they identify the source of the leak, repair if possible. But that seems like an obvious thing to be done that I need to call and ask them about. Maybe replacement is the way to go if it’s in an inaccessible location.

    After a bit of research I am seeing some info about not using an R-22 Freon line set with R-410a Puron so I think I may need to remind them to replace the line set.

    Only things I would add to this is the AprilAire 2210 air cleaner is just a standard housing for a media filter. I would personally add that on so you are getting a beefed up filter. The variable speed air handler I would personally add if cost isn't the biggest factor. I don't know all your factors but a variable speed fan will run for longer periods, will be circulating the air more, thus you will be filtering it more, if you added on the Aprilaire then that will be helping as well. I say that because I'm a pretty big fan of indoor air quality, especially with this serving your kids bedrooms and that combo would be a really good combo for achieving that.

    I'm kind of inferring that you have enough money to make decisions based on other criteria than just purely budget. If it's solely a budget issue then they are probably right, but like I said, indoor air quality is very important to me so if if you have the budget I think those items I pointed out are worth the investment.

    Yes they should be switched out. R-22 runs at 70psi typically and Puron is almost double at around 130. You'll need a thicker wall.

    Side complaint, because of the higher pressure of the newer refrigerant, it is causing even smaller pinholes in the system to leak which means the amount of units that leak has only increased since they changed.

    Poo blockage update: big boy shit blaster did the job, and actually pretty quickly. Can't even see any roots in the clay pipe. Absolutely bizarre, but I guess our lesson here is to use cheap toilet paper.

    My last house had 3 units. I perpetually lived in fear that something would happen and I'd need to replace all at the same time. And triple the maintenance fees sucked.

    Had the inspection yesterday, nothing major - usual minor things you would expect on a 30 year old house. Everything is moving along and I was somehow able to find a 5.625% rate in this market :cerealkiller:

    yup and they are giving me money towards closing - i have no idea how they are so low. I was told 6.5-6.25% was really good by multiple other banks.

    Also I should note, that it's an ARM, but still saw nothing else even close.

    They can tell you if what is existing can meet the higher pressure. Coil and condenser are a no for sure.

    Whoever initially installed our sprinkler system did a super shitty job. Was doing some weird shit last year and paid a guy to come look at it. Apparently they used wire that isn't meant to be buried, so they had to replace the wiring. Don't remember how much but it wasn't cheap. This year part of our yard has been supersaturated so knew we had a leak. Apparently half the valves were leaking. Another $680. Yay!

    A trailer shit blaster (I think the trade name is "jetter"). Has a big ass water tank on it that probably used up 100gal of my water and then proceeded to just laugh at the clog.

    It does appear that this sort of contraption costs between $30-60k, so it was pretty legit vs the very small one my regular guy used.

    I'm in Central VA. He actually specs 16SEER Boschs for me, but also uses Heil and American Standard. Again, this was off the cuff, he was on one of my jobs today by chance. I could definitely see site conditions/ challenges being another $2k if it's a challenge to access, more ductwork to rework, etc. I think you're in the ballpark, if a little high.
