The reason the home is an option is because even with the renovations, it's within our budget. Would be more money upfront, but it's still doable.

Made it through the due diligence period. Had appraisal yesterday. As long as it comes back good we close at the end of the month. And we have a free place to stay the month I’ll be homeless. Now I just need to finish moving all my stuff. Worst part of this whole thing

Yeah, you basically open a credit card with zero interest for the interest-free period. So the ding to your credit score is from the hard pull and the new line of credit.
Make sure you pay it off in full or you'll be charged the interest from day 1 to the expiration date of the promo period
Yeah, I've done it before and usually pay it off early but didn't know how bad they were on your credit.
I’m with you. When I got into my place I had the place repainted, I redid the kitchen and had a ton of landscaping done. I swear that painter practically lived in my house for months. The fumes were so toxic I had to move my sleeping spot over and over. I had to have my parents keep my dogs at times. It’s nice now though.

Yeah, there are lots of cards out there that will give you a sign up bonus and provide no interest for a year. The store cards don't provide the sign up bonus
Ended up finding a local HVAC company to install a new compressor and do a thorough tune up for the whole system. Were here at 5 am and stayed for about 4 hrs. House just went below 75 for the first time in over a week. Quote was for $1200 but as they came out on the 4th there will probably be an uncharge. Money well spent, nice to be just chillin on the couch watching baseball in relative comfort again
I’ve heard mixed things on this so asking the board. This is the first time selling a house with not putting the sold equity into the new home. We’re over the two year ownership for paying taxes. I’ve heard some say that I have to pay taxes unless I invest the equity. Others told me that I don’t have to pay taxes either way. Someone with some knowledge fill me in.
You do not have to pay taxes unless you made a profit over 250k (single filing) or 500k (joint filing)
As long as you haven't recognized the exclusion for a prior home sale in the last two years you are fine for the 250/500 exclusion.
House down the street, similar age and style but one less bedroom and less sq ft is pending at about $30/sqft more than I bought mine a year ago. New build across the street, similar style sq ft is listed for $60k more than I paid for my mine. I feel pretty good about this.

Had our preconstruction meeting. Unfortunately for me were being told that we are going to close Late November or Early December. Worst time to move ever.
Well we got an issue with closing. The lender is saying the title company we’re closing at isn’t approved. The title company has been talking with the lender for the last 2 days and then they say this an hour away from closing. I flew in late last night from PA and my wife drove the 2 kids over 2 hours to close. The buyer is furious bc they’re supposed to be out of their rental today and have movers lined up. FML.
We got it all settled and just closed. The bank never gave the realtor any suggestions. They’ve had closing paperwork for awhile and never said anything about the title company. I expected something to happen on Friday the 13th. Anyway, all good.
We’ve kicked around the idea of having our cabinets painted for a while, but have yet to pull the trigger. They’re in fine shape, just builder grade and they look blah. I have a friend’s brother, who is a painter, saying he can do it for $1,500. That’s about half of what others we know have paid for cabinet painting. Context: we want a total kitchen remodel, but in terms of priority, it’s behind a few other things. I’m hopeful painting them will buy us a few years until we’re ready to remodel. Should I do it? No, the remodel would include new cabinets. I look at the painting as a stopgap to give us a new look until we’re ready to drop some real money on new cabs.
