So it sold for 1.2 a year ago, water damage wasn't disclosed and the people who bought it from CA as their "home when in town" fixed it all up but they didn't seal the roof correctly and recently got more damage in the drywall (they estimated 15k to fix).

List was 900, I offered 905 and got beat by an all cash below list.

disclosing recent water damage (esp of the "out of town" variety) seems way more worrisome than a 15k estimate would suggest. It probably wasn't even based on an actual quote.

 

Those style townhouses - super tight when you're young and don't have kids. Older and have multiple children I don't know that I'd wanna live in something like that
